Airspace, weather and Hookwood roofs

Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Hookwood is inside, or right on the edge of, the flight restriction zone around Gatwick Airport. If your survey includes the drone, we ask the airport for permission first, and only fly if it’s given.

Take a building like Manorfield Primary and Nursery School: big roofs are where aerial photos and thermal images show the most at once. If yours is one of the older homes in the streets near Church of St Bartholomew, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help. Hotels and guest houses near Hookwood can’t easily close rooms for a leak, so it is worth knowing the roof’s condition.

How a thermal roof survey works in Hookwood

Your report sets out the thermal images alongside ordinary photos, so it is easy to see which part of the roof each one shows. Each one comes with an explanation, the moisture readings and our recommendation. With a Premium Survey, the report reaches you the same day. If you have questions, the in-person consultation gives you time to go through them. There is a 12-month follow-up as well. If you are worried about water getting in at parapets and stacks and damp that repairs haven’t cured, we can find out what’s behind it, on insulated roof spaces, loft conversions and flat roofs alike.

In a village or hamlet like Hookwood, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what can’t be reached safely. Both the forecast and the airspace are checked first, and the journey is planned ahead of time. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Useful tips for Hookwood property owners

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Photograph damp patches with the date
  • Ask us about the forecast if rain is expected
  • Keep a record of when stains appear
  • Keep outlets and gutters clear to stop water sitting

Where a pattern can’t be confirmed, the report says what could help, for example electronic leak detection or a roofer opening up a small section.

Have small defects in the covering fixed early. Once water gets under a membrane, it can travel far before it appears inside.

Your questions about thermal roof surveys in Hookwood

Do you cover smaller places like Hookwood?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

How do I find out if my home in Hookwood is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is thermal imaging useful on pitched roofs?

On pitched roofs, the camera can point to heat loss and some damp patterns. Our report is clear about what can be read from them, and back them up with a visual inspection and moisture readings.

How soon will I get the report?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.

Can you do a thermal survey in any weather?

Conditions on the day have a big effect on what the camera can show. A dry surface, little wind and a sunny spell beforehand help most. We record the conditions in the report, so you know how much weight to give the images.

Do you climb onto every roof?

Only where it’s safe to do so. We inspect whatever is safely visible: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. Anything we cannot see is noted in the report.

Leave it or get it looked at?

Buyers get extra information from thermal images that the eye can miss. Hidden problems found before exchange can be raised with the seller or agent. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Our price is from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

Checking the roof from the ground

What you can’t do safely is get up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where applicable.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

What we look for on each type of roof

Felt and asphalt flat roofs

These coverings sit directly on the layers beneath, so temperature differences often show through. We confirm any patterns with moisture readings.

Single-ply and EPDM roofs

Because these membranes are thin, patterns from below often show. Shiny surfaces can reflect heat, so we take care reading the images.

What we do, step by step

We work from the outside in: outside views come first, then the roof space if there is safe access. In total, it takes roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. For a village or hamlet like Hookwood, the journey is planned beforehand: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We carry out a visual inspection of the roof from wherever it can safely be seen.
  3. Thermal images are taken to show differences in surface temperature.
  4. We check the patterns that stand out with moisture readings where there is safe access.
  5. You get a report with thermal images, photos and our recommendations.

Before the survey

  • For flats, make sure roof access has been agreed
  • Make a note of anything you’d like us to look at
  • Unlock side gates and any roof access doors
