What a roof leak investigation looks like in Hookwood
In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.
Take an older house close to Church of St Bartholomew: water on an older roof tends to find its way in at the lead, the valleys or the chimney. Hotels and guest houses near Hookwood cannot easily close rooms for a leak, so it pays to find faults before guests do. If you let a flat or house near Horley station, tracing a leak quickly matters when a tenant is living with it.

Roof leak investigations for homes and businesses in Hookwood
A leak that comes and goes can be the hardest to pin down. Driving rain from one direction, melting snow or a gutter that overflows in a downpour can all set it off. Telling us when it happens helps a lot, along with any photos you’ve taken. Even on a dry day, a leak typically leaves clues: stained timbers, tide marks and damp underlay. Moisture detection shows which materials are still damp. We survey the roof space, flat roof details and lead flashings, and people most often book us about staining where a gutter or parapet meets the wall and brown rings on upstairs ceilings.
Roofs in small places like Hookwood often stand in the open, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.
After the visit, you get a photo-illustrated written report, emailed to you. It explains the condition of the leaking roof, the defects we found and what we recommend.

To price your survey, we check:
- The shape of the roof and its details

What we need to know
If you can, have these to hand when you get in touch:
- What kind of property and roof it is
- Pictures of the roof from a safe spot, if you have them
- Where the property is, with the postcode

What this survey can’t tell you
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- A structural engineer’s report
- A promise to find every leak on a single visit
- The repair itself (the investigation finds and reports the cause)
If in doubt, phone 07833 053749 or email us and we will suggest the right survey before booking. What our survey covers.

What happens on the day
The visit typically starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. In total, it takes about one to two hours for a house, and more on a big or complicated roof. In a small place like Hookwood, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- You pick a Basic, Standard or Premium Survey.
- We agree a date, including weekends.
- The investigation works from the stain back to the roof.
- Where it is useful and included, we take moisture readings and use thermal imaging.
- The report explains the likely entry point and what needs attention.
Before the survey
- Note where any stains or damp appear
- Find any records of previous roof work
- Jot down any questions you want answered
How to book
A quick phone call is usually the easiest start: call 07833 053749 or use the contact form, and we will ask about the building and what you need. You’ll have a price before anything is arranged.
Advice
Different roofs, different checks
Slate and tile slopes
A gap in the coverings exposes the underlay. Ageing felt eventually lets water through.
Parapet and box gutters
Parapet and box gutters sit behind walls or inside the roof. A blocked outlet sends water over the lining and into the building.
Hookwood questions
Does a conservation area affect roof work in Hookwood?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Do you cover Hookwood?
We do. The survey and report are the same in Hookwood as anywhere else.
Do you carry professional indemnity insurance?
We hold professional indemnity and public liability insurance.
Can a leak be traced on a dry day?
In most cases, yes. Damp materials can be found without rain. For leaks that only happen in certain storms, we report the most likely routes.
Does this replace a RICS home survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Do you carry out surveys on Saturdays and Sundays?
Surveys run on any day of the week. To arrange a date, call 07833 053749 or use the contact form.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning. Mention it when you contact us and we’ll explain what’s needed.
Checking the roof from ground level
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Why get it checked now?
Guesswork repairs are a common reason leaks keep coming back. The real way in may be a metre or more away. An investigation finds the likely cause first, so the repair is aimed at the right place. Older cottages and farmhouses around Hookwood can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.
Prices quoted always include VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.
