Thermal roof surveys near Grafham

Thermal roof survey in Grafham: what you get

Wet insulation under a flat roof covering holds heat for longer than dry. So a wet patch can show as a warmer or cooler area on the camera. This can give an idea of how far water has travelled beneath the membrane, something you can’t normally tell from the surface. Moisture readings are then used to check what the camera suggests. We survey insulated roof spaces, ceilings below the roof and loft conversions, and people most frequently book us about cold areas below the roof and areas of a flat roof that may hold water.

Older buildings in small places like Grafham may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it is a gentle way to see the condition of an old roof, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Common questions in Grafham

Do you cover smaller places like Grafham?

Yes, Grafham is covered. We work right across London and the South East, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.

Does a conservation area affect roof work in Grafham?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.

What happens after the survey?

The report arrives by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

Will you fly a drone over my roof?

Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

What does the report include?

It sets out what we found, why it matters and what we recommend, backed by photos. It also says if any part of the roof couldn’t be seen safely.

What can thermal imaging tell me about my roof?

The images show how warm or cool each part of the surface is. Differences can suggest wet areas, missing insulation or heat loss, which we then check with moisture readings.

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, ring 07833 053749 or use the contact form with the addresses.

How it works

Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. The survey usually takes about 1–2 hours at most homes, with bigger or more complicated roofs taking longer. Cottages and farmhouses around Grafham often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We check the roof from the ground, from windows and from the roof itself where it is safe.
  3. Thermal images are taken to show differences in surface temperature.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. We write up the thermal images alongside ordinary photos and recommendations.

How we price thermal roof surveys

To price your survey, we look at:

  • If the survey needs thermal imaging or a drone
  • Chimneys, valleys, parapets and other details
  • The roof’s overall size
  • Whether it’s a home or a commercial building

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

Booking your survey

A little information up front helps. Please include:

  • What’s prompted the survey
  • How the loft is reached, if there is one
  • The style of property, from a terrace to a block
  • Any stains, drips or damp patches you’ve seen indoors

Our phone lines are open seven days a week. To book or ask a question, ring 07833 053749 or email us.

Checking the roof from ground level

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

What we look for on each type of roof

Parapets, valleys and junctions

Parapet and valley gutters can overflow inside a building. Thermal images, checked with moisture readings, can help trace it.

Single-ply and EPDM roofs

On big single-ply roofs, the camera helps show where to take readings. It focuses the survey on the areas that matter.

Flying and imaging in Grafham

In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail. About 3.8 miles north lies Chilworth Manor, a reminder of how long the area around Grafham has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

The streets around a church such as Church of St Andrew are often among the oldest in a place, and if your house is among the older ones nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

What we can’t see

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Whether the deck or roof structure is strong enough
  • An energy rating for the building
  • Readings unaffected by sun, shade or reflections
