About our flat roof survey in Grafham

Ponding is often the first sign that something on a flat roof isn’t right. It can point to poor falls, a blocked outlet or a deck that is deflecting. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. Common reasons to book are splits and cracks in the covering and outlets choked with leaves and silt, across felt flat roofs, GRP fibreglass and EPDM rubber.

In a small place like Grafham, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, frequently around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are usually the first part of a flat roof to go.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What you can safely check yourself

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

What happens on the day

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take about 1–2 hours for a small flat roof at home, and longer for a large commercial one. Older roofs in small places like Grafham can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Grafham questions

Do you carry out roof surveys in Grafham?

Yes, Grafham is one of the places we work. The survey and report are the same in Grafham as anywhere else.

Does a conservation area affect roof work in Grafham?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

How much is a survey?

Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

What happens after the survey?

You’ll receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Do you carry professional indemnity insurance?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Mention it when you contact us and we will plan the survey around it.

Can you test old roof sheets for asbestos?

Asbestos testing is not part of our survey. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them so a specialist asbestos surveyor can check them.

Practical tips

From years of surveys, a few habits stand out as worth the effort:

  • Note any new marks on ceilings beneath the roof
  • File the paperwork for the roof and any repairs
  • Never stand on rooflights or fragile sheeting
  • Ask contractors to protect the roof if they work on it

You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. Each defect is described in plain words and shown in a photo, so others can follow it without going up to look.

Keep outlets, gutters and hoppers clear, particularly after the leaves fall. A flat roof that drains well wears much more slowly.

What we are asked to look at in Grafham

The surface of a flat roof heats up and cools down far more than the rooms below. That movement pulls at seams, laps and the joints between boards, which can open splits and cracks over the years. Older coverings that have lost their flexibility are the most likely to suffer.

These are some of the problems a survey can pick up:

  • Blistering in felt or asphalt
  • Leaks around rooflights
  • Standing water left after rain
  • Signs of deflection in the roof deck

If you let a flat or house near Chilworth station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

What to check before booking

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • What experience they bring
  • Whether any drone flown is registered with the CAA
  • Their report turnaround times

What a roof survey includes

Different roofs, different checks

EPDM rubber

EPDM often lasts 30 to 50 years, but it relies on its seams, trims and upstands being well finished. We look closely at each of those details.

Single-ply membranes

Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. We check the welded laps, the edges, the fixings and any punctures.

Flat roof surveys around Grafham

In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. Chilworth Manor, about 3.8 miles north, is one of the historic houses in the wider area around Grafham. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

If you own one of the older houses in the streets near Church of St Andrew, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Why it is worth a survey now in Grafham

A leak over an office, shop or unit can affect the people and stock underneath. A planned survey lets you budget for work rather than deal with an emergency around the business. Older cottages and farmhouses around Grafham can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.
