Chimney survey in Grafham
For buyers, a chimney survey before exchange can flag work you may want to raise. Cracked flaunching, failed flashings and worn pointing are common findings on older stacks. Our report gives you specific points to raise with the seller or agent. It complements a RICS home survey rather than replacing it. If you are worried about cracked or missing flaunching and disused chimneys trapping moisture, we can find out what’s behind it, on lead flashings, flaunching and brick chimney stacks alike.
In a village or hamlet like Grafham, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.
What you get is a clear record of the chimney stack on the day we saw it. It is useful right away, and a good reference for later.

Your questions about chimney surveys in Grafham
How do I find out if my home in Grafham is listed?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Is Grafham within the area you cover?
Yes. Grafham is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.
Does someone need to be in?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.
How soon will I get the report?
Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, let us know when booking.
Is it a structural engineer’s report?
No. We note visible signs like sagging or deflection, but we’re not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.
Do you carry professional indemnity insurance?
Our cover is professional indemnity plus public liability.
How long have you been surveying roofs?
More than 5,000 surveys over 20+ years, across London and South East England.
How it works
We look at the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit normally takes roughly 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. For a village or hamlet like Grafham, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect what can be seen safely, inside and out.
- First you let us know about the chimneys, any damp on the chimney breasts and any worries.
- We inspect each stack from safe viewpoints outside.
- Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
- Where there is safe access, we check the stack in the loft and the chimney breasts for damp.
- The findings are written up with photos and recommendations and emailed to you.

Honest limits
Before you book, it is worth knowing what a survey won’t do:
- A structural engineer’s assessment
- Whether a gas appliance or its flue is safe
- Whether the flue is safe to use

Roof by roof
Lead flashings
Over time, lead can lift or come away from the brickwork. Any loose or split flashings are recorded.
Brick stacks
Frost can damage bricks that have soaked up water, making the faces flake away. Any spalling is noted with photos.
Rented homes, blocks and businesses
Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.
Where a roof is shared: we need access agreed with the building owner or managing agent. Mention it when you get in touch and we’ll plan the visit with that in mind.
What affects the price in Grafham
Every roof is different, so prices are confirmed before booking. This is what makes a difference:
- Commercial roofs and larger buildings
- The roof’s overall size
- Which survey package you book
- Chimneys, valleys, parapets and other details
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.
What to tell us when you contact us
Getting the details right at the start saves time. Please include:
- Where the property is, with the postcode
- Whether there’s a loft hatch, a shared roof or tricky access
- What’s prompted the survey
- Dates you’re working to, such as exchange
Our phone lines are open seven days a week. For a price or to book, call 07833 053749 or email us.
Checking the roof from the ground
What you cannot do safely is get up close. Roofs are fragile and slippery. That part is for a survey.
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
What a chimney survey looks like in Grafham
The wider area around Grafham has a long history of building, with Chilworth Manor about 3.8 miles north. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look.
The streets around a church such as Church of St Andrew are often among the oldest in a place, and if yours is one of the older homes nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. For landlords with property near Chilworth station, the gap between tenancies is a good time to have the roof looked at. Trees in and around Cucknell's Wood shed leaves that can end up in nearby gutters.
