Gutter surveys near Grafham

Gutter survey in Grafham: what you get

Most blocked gutters are full of leaves, moss or silt. Homes close to trees fill their gutters faster and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water, which outlets and hoppers are choked and whether any overflows are doing their job. The photos show you exactly what we found. Blocked gutters are easy to put off but it rarely improves. Typical surveys look at soffits marked by water and valley or box gutters that overflow inside, on valley gutters, eaves gutters and parapet and box gutters.

Older buildings in small places like Grafham may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

The report records the gutter as we found it on the day. It is useful right away, and a good reference for later.

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

What we cannot see

No survey can tell you everything, and it’s better to know them up front. Bear these in mind:

  • What’s hidden inside a downpipe
  • The inside of buried drains
  • What’s behind fascias and inside walls

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you before booking. What our survey covers.

Roof types and parts we check

  • Fascias and soffits
  • Eaves gutters
  • Parapet and box gutters
  • Downpipes
  • Valley gutters
  • Outlets and hoppers

The survey, step by step

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes roughly 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. Cottages and farmhouses around Grafham often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. We check hidden gutters as far as safe access allows.
  4. Where it is safe, we check the loft for signs of water.
  5. A written report with photos and recommendations follows.

Preparing for the visit

  • If it isn’t your property yet, arrange access through the agent
  • Let us know about parking near the property
  • Move anything stored under the loft hatch

Lead-lined valley and parapet gutters

Some older roofs have a central valley running to the back, and a blockage there can overflow inside. It is inspected as far as safe access allows.

Fascias and soffits

On buildings from before 2000, soffits may be asbestos cement. Any we think could be are flagged for a specialist asbestos surveyor to check.

What a gutter survey looks like in Grafham

With Chilworth Manor about 3.8 miles north, Grafham sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Take an older house close to Church of St Andrew: its roof may have old fixings, lead flashings and chimneys that need a closer look. Living close to Cucknell's Wood is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. Landlords with a home close to Chilworth station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

Tips from our surveys

These tips come from what we see on roofs every week:

  • Get the gutters cleaned out every year
  • Look for green streaks or damp patches on walls
  • Make sure downpipe clips are holding
  • Leave gutter checks at height to someone equipped for it

If anything in the report is not clear, ask us. The Standard Survey includes a follow-up consultation and the Premium Survey comes with an in-person one.

Deal with drips, sags and loose downpipes early. Left alone, they normally grow and spilled water harms brickwork and woodwork.

Your questions about gutter surveys in Grafham

Will you come out to Grafham?

Yes, Grafham is on our map. A small place gets exactly the same survey as a big one.

Can a landlord with a rental near Chilworth station book a roof survey?

Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.

What happens after the survey?

We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Will you go up on the roof?

Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.

How do I arrange a gutter survey in Grafham?

It’s easiest to call 07833 053749 or drop us an email. Let us know the address and a little about the roof, and we’ll suggest the right survey. We survey on weekdays and at weekends.

Will you photograph what you find?

Yes, every report has them. Pictures sit next to the findings they show, so you can see what we mean.

How long does a gutter survey take?

For a house, expect about 1–2 hours on site, and longer for larger or complex roofs.
