Gutter surveys for homes and businesses in Rowly
Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water, which outlets and hoppers are choked and whether overflows are working. The photographs show you exactly what we found. It’s an easy job to put off but it rarely improves. We survey valley gutters, downpipes and outlets and hoppers, and the problems we’re asked to look at most are overflowing eaves gutters and leaking or loose downpipes.
Some older homes in villages like Rowly are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we can’t see
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Underground drains, which need a CCTV drain survey
- Parts of gutters that can’t be seen safely
- What’s behind fascias and inside walls
If you are not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer. What a survey covers and does not.

What we do, step by step
We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. The survey typically takes about 1–2 hours for a house; commercial roofs usually need 3–4 hours. Somewhere like Rowly needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
Before we arrive
- Leave a clear route to the loft
- Keep pets out of the way during the survey
- Dig out any old roof reports or invoices
Booking a survey
If you are buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or drop us an email when you are ready.

Your questions about gutter surveys in Rowly
Does a conservation area affect roof work in Rowly?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Do you cover smaller places like Rowly?
Yes, Rowly is on our map. A small place gets exactly the same survey as a big one.
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
Do you need to get into the loft?
If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we are allowed to reach.
Will you look at parapet and box gutters as well?
Yes, where it’s safe to see them. We look from vantage points, the loft space and the roof itself where safe, and by drone where it’s applicable.
Do you climb onto every roof?
Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.
Tips from our surveys
Some practical points come up on survey after survey. They apply to most roofs:
- Note any damp stains below the gutters
- Check from the ground or a window, not a ladder
- Check that downpipes are firmly fixed to the wall
- Include valley, parapet and box gutters when clearing
Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.
Watch your gutters from the ground or a window during heavy rain. Overflows and dripping joints are a sign to act before the walls suffer.
What affects the price in Rowly
A few things affect what a survey costs:
- Building height and the viewpoints available
- How big the roof is
- Commercial roofs and larger buildings
- Extra roofs, like extensions, dormers or garages
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.
Getting in touch
To price your survey accurately, we’ll ask about:
- What made you get in touch
- Access details, such as a loft hatch or a shared roof
- Photos of the roof, taken safely from the ground or a window
- The address and postcode of the property
When you are ready to go ahead, ring 07833 053749 or email us. We will suggest a package, agree the price and find a date.
Gutter surveys in Rowly: local notes
Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Horsham stone slab roofs survive on some old buildings in Surrey. Whichever you have, the details that tend to fail before the covering itself get the closest look. The wider area around Rowly has a long history of building, with Chilworth Manor about 4.3 miles north. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
Living close to Cucknell's Wood is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. For site and facilities teams at buildings such as Glebelands School, large buildings have long gutter runs and big roofs that need checking like any other. Landlords with a home close to Chilworth station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

Around Rowly, our work takes us to homes and buildings near Cucknell's Wood. The nearest railway station is Chilworth station, about 3.9 miles north. Well-known places in the area include Milford Hospital (5.2 miles west). Not far away are Lower Lake and St Martha's Hill and Colyer's Hanger.
Should I look at the roof myself first?
A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
