Chimney surveys near Hascombe

How it works

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe vantage point, photograph what we find and record our findings for the written report. Most visits take roughly 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. Somewhere as small as Hascombe, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. We inspect each stack from safe viewpoints outside.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. Inside, we look for damp on chimney breasts and in the loft where there is safe access.
  5. You get a written report with photos and our recommendations.

Preparing for the visit

  • Make sure the loft hatch can be reached
  • Let us know about parking near the property
  • If the roof is shared, arrange access with whoever manages the building

Arrange a survey

If you are buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or drop us an email whenever suits you.

How a chimney survey works in Hascombe

We inspect chimneys from wherever they can safely be seen: from the ground, from windows and vantage points, and from the loft where there’s access. With our Premium Survey, a drone inspection is included where it applies. Where part of a stack can’t be seen, the report says so. Each defect is recorded with a photo and a plain description. If you are worried about signs that a stack is leaning and cracked or missing flaunching, a survey will tell you what’s going on, on brick chimney stacks, flaunching and lead flashings alike.

Somewhere as small as Hascombe, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on what can safely be seen, and thatch is a specialist material. On older roofs, it’s normally the chimneys and lead flashings that need work first.

Findings are set out part by part, from the main slopes down to the gutters and outlets. You’ll see the good as well as the bad.

Different roofs, different checks

Flaunching

We often find flaunching that has cracked or broken away. It’s normally a modest repair when it is caught early.

Lead flashings

Some older stacks have mortar fillets instead of lead. They tend to crack, so we check them closely.

Why get it checked now?

Chimneys are easy to forget because you rarely see the top of them. Problems often go unnoticed until damp appears inside. A survey gives you a clear picture before that happens. Older and listed buildings around Hascombe may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

What you can safely check yourself

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.

Your questions about chimney surveys in Hascombe

Is my home in Hascombe listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Can a landlord with a rental near Milford (Surrey) station book a roof survey?

Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.

How much is a survey?

Chimney survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

What do I do with the report?

You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Will you go up on the roof?

Only if it’s safe. We inspect everything that’s safely in view: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.

How soon will I get the report?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, tell us as you book.

Should I worry about a leaning stack?

A leaning stack should be looked at. Our survey notes how it looks and the condition of the bricks and joints, and if it may be a structural issue, we recommend a structural engineer.
