How a chimney survey works in Munstead Heath
If you’re buying a home with chimneys, it is worth knowing their condition before you exchange. On older stacks, we often find cracked flaunching, loose flashings and worn pointing. Our report gives you specific points to raise with the seller or agent. It works alongside a RICS home survey, not instead of one. If you’re worried about gaps in the mortar around the pots and a stack that appears to lean, we can find out what’s behind it, whatever the roof.
In a village or hamlet like Munstead Heath, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it is typically the chimneys and lead flashings that need work first.
We write the report in plain English, so you don’t need to be a roofer to follow it. Photographs show what each point refers to, and recommendations are put with the most urgent first where relevant.

How the survey works
Once we have finished looking, we write up our findings in a report with photographs, sent to you by email. On timing, most surveys take about 1–2 hours at a house, as part of a look at the roof around the stack. In a small place like Munstead Heath, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- You let us know how many stacks there are and any damp or problems you’ve noticed.
- The stacks are looked at from ground level, from windows and from other safe vantage points.
- The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
- We check the chimney breasts and the stack in the roof space where we can reach them.
- You get a report with photos and our recommendations.
Before the survey
- Leave side gates unlocked
- Note where any stains or damp appear
- Let us know about parking near the property

Advice
Before and after the survey
From years of surveys, a few habits stand out:
- Ask about consent before removing a chimney on an older property
- Check unused flues are capped with ventilation
- Keep the report to compare against at the next survey
- Make sure fixings on the stack are secure
You get the report by email and can pass it to whoever does the work. Each defect is described in plain words and shown in a photo, so it’s easy to follow.
Make sure fixings on the stack are sound and taken off if they’re no longer needed. Less load on the stack means less strain in wind.
FAQs for Munstead Heath
Is my home in Munstead Heath listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Do you survey roofs for landlords with property near Godalming station?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or drop us an email with the address and what you need, and we will talk through which survey suits.
What does the report include?
You get our findings in writing, part by part, with photos, finishing with recommendations. Points are put in order of urgency where relevant.
Can you give me structural calculations?
No. Our survey is not a structural engineer’s report, and it doesn’t include calculations. We will recommend an engineer if we see signs that call for one.
Do you inspect the flue?
No. Our survey covers the outside of the stack and the roof around it. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.
Do you use drones?
Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
How fast do I get the report?
Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline as you book.
Munstead Heath homes and their roofs
Loseley Park, about 3 miles north, is one of the historic houses in the wider area around Munstead Heath. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you let a flat or house near Godalming station, the gap between tenancies is a good time to have the roof looked at. If you live in an older home near St John the Baptist Church, old fixings, lead flashings and tall chimneys are typical of older roofs. Anyone responsible for a site like Busbridge Infant School will know that large buildings have long gutter runs and big roofs that need checking like any other.

What we look for on each type of roof
Rendered stacks
A rendered stack can mask problems in the bricks below. The survey checks for cracking, bulging and staining in the render.
Chimney pots and cowls
Pots sit in the flaunching on top of the stack, and cowls or caps sit on the pots. The survey looks for cracked, loose or missing pots and cowls.
Should I look at the roof myself first?
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
What affects the cost of chimney surveys
Several things affect the price of a survey:
- How many separate roofs there are, such as extensions, dormers and garages
- Features like valleys, chimneys, dormers and parapets
- Building height and the viewpoints available
- How big the roof is
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.
