Can I check my roof myself?

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Flat roof survey in Munstead Heath

Each flat roof is looked at from the safest viewpoints we have: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. If part of the roof cannot be seen or reached safely, the report says so, so you know exactly what was covered. If you’ve noticed cracked or split membrane and blistering in felt or asphalt, we can find out what’s behind it, on single-ply membranes, GRP fibreglass and EPDM rubber alike.

In a village or hamlet like Munstead Heath, flat roofs are typically on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when booking.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible, with the urgent items made clear.

Leave it or get it looked at?

Flat roofs cannot usually be seen from the street, so they’re often overlooked. Owners often learn the roof is at the end of its life only when it leaks. Regular surveys mean it won’t come as a surprise. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400, both inc. VAT. You will know the price for your survey before booking.

What you get with us

Practical tips

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Never stand on rooflights or fragile sheeting
  • Note the date and type of any roof work
  • Book a survey every few years
  • Keep outlets clear of leaves and moss

Landlords, owners and managing agents can keep the report as a dated record of the roof. It helps when planning maintenance budgets, and it makes changes easy to spot at the next survey.

After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.

What happens on the day

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. You’re welcome to ask questions while we’re there. In a hamlet or village like Munstead Heath, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

What this survey can’t tell you

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • A fixed date for when the roof will need replacing
  • Hidden layers beneath the covering
  • Fragile surfaces, which we do not walk on

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before you book. The full list of what we check.

Questions from Munstead Heath

Do you cover Munstead Heath?

We do. The survey and report are the same in Munstead Heath as anywhere else.

Do you cover smaller places like Munstead Heath?

We do. Villages and rural addresses get the same survey as a town house.

Does the survey cover asbestos?

Our survey does not include asbestos testing. Buildings built or refurbished before 2000 may contain asbestos, for example in cement roof sheets. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

Is ponding on a flat roof a problem?

Standing water a day or two after rain typically needs attention. It could be the outlets, the falls or a deflecting deck. The survey looks at each and records the likely cause.

Is a flat roof survey the same as a building survey?

No. Our survey covers the flat roof only. It’s not a RICS Level 2 or 3 home survey or a structural engineer’s report. It often sits alongside a buyer’s building survey.

What if it rains on the day?

Light rain doesn’t usually stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we will arrange another day with you.

Do you survey on Saturdays and Sundays?

Surveys run on weekdays and at weekends. To arrange a date, phone 07833 053749 or email us.

What we look for on each type of roof

Mastic asphalt

With age, asphalt can harden and crack with movement. We note where this is happening and how widespread it looks.

Felt and built-up roofs

Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.

What a flat roof survey looks like in Munstead Heath

Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Horsham stone slab roofs survive on some old buildings in Surrey. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. The wider area around Munstead Heath has a long history of building, with Loseley Park about 3 miles north. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

The streets around a church such as St John the Baptist Church are often among the oldest in a place, and if your home is one of the older ones nearby, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear. For site and facilities teams at buildings such as Busbridge Infant School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail. For landlords with property near Godalming station, the flat roof over a let home is worth a look before it becomes a tenant complaint.
