Gutter surveys for homes and businesses in Munstead Heath
Your gutters take the rain from the roof and lead it away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t and that typically means the walls or the inside of the building. Our survey looks at the whole rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. The findings go into a written report with photos. We survey downpipes, parapet and box gutters and eaves gutters, and people most often book us about valley or box gutters that overflow inside and cracked or loose downpipes.
Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.
Findings are set out part by part, from the coverings down to the gutters. You’ll see the good as well as the bad.

Why it’s worth a survey now in Munstead Heath
Small gutter faults rarely fix themselves. Each heavy rain puts more water where it shouldn’t be, on walls, timber and sometimes inside. A survey now tells you what needs doing and how urgent it is. In a small place like Munstead Heath, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
Prices quoted always include VAT, and the report is not charged as an extra. Gutter survey starts from £150, including VAT. Size, height and access decide where your roof falls.

How it works
On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where it applies. The survey typically takes between one and two hours for most houses; commercial roofs usually need 3–4 hours. Cottages and farmhouses around Munstead Heath often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.
- We agree which parts of the building you are most worried about.
- We look along each run for debris, sagging and drips.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- You get photos and written recommendations, prioritised where relevant.
Preparing for the visit
- Clear the way to the loft hatch
- Let us know about parking near the property
- Unlock side gates and any roof access doors

Signs you need a gutter survey in Munstead Heath
Hidden gutters are often lined with lead or another sheet covering. Splits and blocked outlets in these gutters can send water straight into the building as there’s nowhere harmless for it to go. Lead linings can also be stolen.
Most people get in touch when they’ve noticed something like this:
- Water spilling over the gutter edge
- Gutters full of debris and silt
- Soffits marked by water
- Hoppers and outlets full of debris
For an older house near a landmark such as St John the Baptist Church, old fixings, lead flashings and tall chimneys are typical of older roofs.
What to check before booking
- How much experience they have with roofs like yours
- What they won’t be able to tell you
- How long the report takes to arrive
- Whether the roof space is looked at, where there is one
Local roofs in Munstead Heath
With Loseley Park about 3 miles north, Munstead Heath sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Horsham stone slab roofs survive on some old buildings in Surrey. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Living close to Phillips Memorial Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn. Landlords with a home close to Godalming station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

FAQs for Munstead Heath
How do I find out if my home in Munstead Heath is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Will you come out to Munstead Heath?
Yes. Munstead Heath is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.
How many surveys have you done?
Over 20 years and more than 5,000 surveys.
How much is a gutter survey?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Just phone 07833 053749 or email us for a price.
Are you structural engineers?
No. Visible signs such as deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.
Can a gutter survey explain damp on my walls?
The survey looks at whether rainwater is spilling onto the wall from overflows, leaking joints or loose downpipes. We cannot see inside the wall itself, so we report on what’s visible.
Will you check the drains below ground?
No, CCTV drain work isn’t part of this survey. The survey covers gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.
Landlords, agents and block managers in Munstead Heath
An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

What affects the price in Munstead Heath
Not every roof costs the same to survey, for these reasons:
- The height of the building and how the roof can be seen safely
- The number of roofs, including extensions and garages
- How big the roof is
- Chimneys, valleys, parapets and other details
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.
Helping us price your survey
Getting the details right at the start saves time. Please include:
- Whether there’s a loft hatch, a shared roof or tricky access
- The property’s address and postcode
- Any stains, drips or damp patches you’ve seen indoors
- Pictures from the garden or a window, if you have them
If you have photos of the roof, send them over. Take them safely from ground level or a window; never climb up to get a better view. To get started, phone 07833 053749 or send us an email.
When you need someone else
Before booking, it is worth knowing what a survey won’t do:
- Blockages deep inside downpipes
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- Hidden sections we can’t view safely
If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer before booking. What a survey covers and does not.
