Gutter surveys for homes and businesses in Bramley

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use the report to plan upkeep, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way, with photos and written recommendations. Visits can be on weekdays, Saturdays or Sundays. If you are worried about blocked outlets and hoppers and gutters full of debris and silt, a survey will tell you what’s going on, on outlets and hoppers, eaves gutters and fascias and soffits alike.

In a smaller place like Bramley, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are usually where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

How the survey changes by roof type

Cast iron gutters

Rust at joints and brackets is the usual weak point on cast iron. Cracks, rust and leaks are recorded where they can be seen.

Lead-lined valley and parapet gutters

Lead linings are common in valleys and parapet gutters on older houses. A split lining can leak straight into the building.

Bramley homes and their roofs

About 2.1 miles north-east lies Chilworth Manor, a reminder of how long the area around Bramley has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.

The streets around a church such as The Church of Holy Trinity are often among the oldest in a place, and if your house is among the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you let a flat or house near Shalford station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you live near a park such as Shalford Mill, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

The survey, step by step

Every roof is different; as a rough guide, the survey takes an hour or two for a house, and longer for a large or complex roof. You are welcome to ask questions while we are there. In a smaller place like Bramley, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.

  1. First, you let us know what you’ve seen, like overflows or damp.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. We check hidden gutters, like valleys and parapets, where it is safe to see them.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. We send a written report with photos and clear recommendations.

How to prepare

  • Show us where any leaks or stains appear
  • Agree roof access with the managing agent if it’s shared
  • Tell us about parking before the day

FAQs for Bramley

Does a conservation area affect roof work in Bramley?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover smaller places like Bramley?

Yes. Bramley is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route when booking.

Are hidden gutters like valleys and box gutters included?

Yes. These gutters frequently cause leaks indoors when they block, so they’re an important part of the survey. Some may only be partly visible, and we will note that in the report.

What’s the best way to book?

To arrange a survey, call 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

What’s the price of a gutter survey?

Our price is from £150, including VAT. The size of the property and the access affect the price. To get a price, phone 07833 053749 or send us an email.

Can you give me structural calculations?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.

How we price gutter surveys

Survey packages start from £150, with VAT included. What you pay for your roof depends on:

  • Whether it’s a home or a commercial building
  • How tall the building is and how easy the roof is to see
  • Features like valleys, chimneys, dormers and parapets
  • How many separate roofs there are, like extensions, dormers and garages

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.

What we need to know

What helps most when you contact us:

  • What’s prompted the survey
  • Pictures of the roof from a safe spot, if you have them
  • The address and postcode of the property
  • The kind of building and roof involved

Not sure which survey you need? It’s easiest to phone 07833 053749 or use the contact form and describe the roof and what’s worrying you. We’ll explain the options and the price.

Useful tips for Bramley property owners

These tips come from what we see on roofs every week:

  • Check from ground level or a window, not a ladder
  • Watch ceilings under valley gutters for fresh marks
  • Do not leave hidden gutters out of a clear-out
  • Look for green streaks or damp patches on walls

Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.

Don’t forget valley, parapet and box gutters. They block in the same way as the gutters you can see but you can’t check them from the street, so ask for them to be included when gutters are cleared.

When you need someone else

In fairness, there are limits to any roof survey:

  • Pipes below ground level
  • Confirming asbestos in older rainwater goods
  • What’s behind fascias and inside walls

If in doubt, phone 07833 053749 or use the contact form and we’ll point you to the right survey before you book. The full list of what we check.

  • Valley gutters

Checking the roof from ground level

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
