What new roof snagging doesn’t cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Parts of the roof we cannot see safely
  • Nails and clips under the slates or tiles
  • A promise that the roof won’t leak

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you before you book. What a survey covers and doesn’t.

What this survey covers

  • Replacement roofs
  • New-build homes
  • Loft conversions and dormers
  • New flat roofs
  • Flashings and valleys
  • Ridges and verges

New roof snagging in Bramley

People book us after having a roof replaced or re-covered and some new-build owners want their roof looked at. Whatever the roof, we inspect as far as it can safely be seen including from the loft and the roof where it is safe. You then get a written report with photos to share with your roofer. We are frequently asked to look into vents that weren’t fitted or are covered and verge tiles or slates not secured, across flashings and valleys, replacement roofs and new-build homes.

In a smaller place like Bramley, homes are mostly houses and bungalows, from older cottages to more recent builds. In older homes, the slates or tiles can outlast the nails, battens and underlay holding them. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Older roofs often have bitumen felt under the coverings, as breathable membranes only arrived in the late 1990s.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How the survey works

Once we’ve finished looking, we write up our findings in a report with photos. As for time on site, most surveys take about 1–2 hours at a typical home, though large, tall or awkward roofs take more time. In a smaller place like Bramley, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside.

  1. We ask what work was done and when it was finished.
  2. The coverings, ridges, hips and verges are checked as far as can be seen safely.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. The roof space is looked at where safe, along with any mess or damage left after the work.
  5. We send a written report with photos of each snag.

Getting ready for the survey

Advice

Do you need new roof snagging in Bramley?

Even good roofers can leave snags at the end of a job. Fiddly details are frequently where things go wrong particularly in poor weather.

Look out for signs like these:

  • Underlay not dressed into the gutter
  • Gutters or fascias damaged during the job
  • Untidy or loose verge details
  • Offcuts and broken tiles left behind

If you own one of the older houses in the streets near The Church of Holy Trinity, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Before booking any roof surveyor

  • What happens after the report arrives
  • What’s outside the scope of the survey
  • What the report includes, and whether it has photos
  • How they’ll see the roof: from ground level, the loft, the roof or by drone

What a good roof survey covers

What new roof snagging looks like in Bramley

The wider area around Bramley has a long history of building, with Chilworth Manor about 2.1 miles north-east. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

For landlords with property near Shalford station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Valleys

Debris left in a new valley can block it. We note anything left behind.

Ridges, hips and verges

Loose ridge or hip tiles are a common snag. They’re recorded with photos.

Why it’s worth a survey now in Bramley

Leaving debris in gutters can cause overflows that soak walls. Spotting it now saves chasing damp later. Homes in smaller places like Bramley can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more.

Useful tips for Bramley property owners

Most of what helps is simple and safe from ground level. A few suggestions:

  • Tell your roofer the work will be inspected
  • Arrange the inspection before settling the final bill
  • Check that gutters weren’t left full of offcuts
  • Watch for drips in the loft space with care

You receive a written report with photos of each snag and recommendations, prioritised by urgency where relevant. Pass it on to your roofer or builder.

Watch for leaks, damp or loose pieces in the first months. Early signs are easier to raise while the work is recent.

Bramley questions

Does a conservation area affect roof work in Bramley?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Will you come out to Bramley?

Yes, Bramley is on our map. Villages and rural addresses get the same survey as a town house.

Will you check the loft?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch.

Is snagging available for a new-build house roof?

Yes. We inspect the roof as far as it can be seen safely and photograph what we find. It’s worth booking before your builder’s defects period ends.

What’s the price of a snagging inspection?

Prices start from £150, including VAT. The price depends on the size of the roof and the access. To get a price, ring 07833 053749 or drop us an email.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Do you lift tiles to check the fixings?

No. We inspect what can be seen without opening up the roof so hidden fixings are not visible to us. The report says what could and couldn’t be seen.
