Chimney survey in Shamley Green, Surrey
We take a careful look at the chimney stack at your property in Shamley Green, with photos and a written report.
- Flaunching that has broken away
- Eroded joints in the brickwork
- Frost-damaged brickwork on the stack
When to book a survey in Shamley Green
Lots of homes have redundant stacks. A stack sealed without ventilation can trap damp. Damp patches can appear on chimney breasts even when nothing is leaking.
Problems we come across often include:
- A chimney out of line
- Worn or missing pointing
- Pots or cowls that look unsafe
- Gaps in the mortar around the pots
If you live in an older home near Christ Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Choosing a roof surveyor
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Whether they hold professional indemnity and public liability insurance
- Whether you get a written report with photos
- Whether the inside of the roof is included
Chimney surveys for homes and businesses in Shamley Green
If you are buying a home with chimneys, it is worth knowing their condition before you exchange. On older stacks, we often find cracked flaunching, loose flashings and worn pointing. You get photos and findings you can take back to the seller or agent. It works alongside a RICS home survey, not instead of one. If you’re worried about loose, cracked or missing pots and gaps where the stack meets the roof, we can find out what’s behind it, on chimney pots and cowls, shared and party-wall stacks and brick chimney stacks alike.
Somewhere as small as Shamley Green, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.
You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Chimney surveys around Shamley Green
Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Chilworth Manor, about 2.5 miles north, is one of the historic houses in the wider area around Shamley Green. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
For site and facilities teams at buildings such as Wonersh and Shamley Green CofE Aided Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. If you live near a park such as Cucknell's Wood, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

Chimney breasts and the loft
If a chimney breast has been removed below, we note what we can see of the support above. Confirming the support is a job for a structural engineer.
Chimney pots and cowls
On redundant flues, we look at how the pots are capped. Capping without ventilation can trap moisture.

Can a landlord with a rental near Chilworth station book a roof survey?
Yes, landlords and agents are among the people we work for. You can call 07833 053749 or email us with the address and what you need.
Will you come out to Shamley Green?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.
What do you check on a chimney?
The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. We also check chimney breasts and the stack in the roof space where we can reach. You get a written report with photos.

Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

What this survey can’t tell you
Some things cannot be seen without opening up the roof, so a survey has limits:
- What’s inside the brickwork or behind render, without opening up
- Checks on boilers, fires or their flues
- Areas we cannot view from safe positions
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. What our survey covers.

What happens on the day
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes an hour or two for most houses, rising to roughly 3–4 hours on a commercial building. If you have questions on the day, just ask. Around Shamley Green, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We start by noting which stacks are in use, shared or causing concern.
- We check the roof around each stack, including the flashings.
- We look at the flaunching and pots on every stack.
- We note the brickwork, pointing and any sign of leaning.
- The report explains the condition and which work is most urgent.
Preparing for the visit
- For flats, make sure roof access has been agreed
- Check we can get to the back of the property
- Mention any parking restrictions on your street

Should I look at the roof myself first?
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
