Thermal roof survey in Pyle Hill: what you get

Thermal imaging is useful when a damp patch has no clear cause. Water can travel some distance under a roof covering before it shows inside, and the camera can show patterns that help us follow it. We combine the images with a visual inspection and moisture readings, so the findings do not rely on the camera alone. If you’ve noticed water getting in at parapets and stacks and wet areas near outlets and upstands, we can find out what’s behind it.

Some older homes in villages like Pyle Hill are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it’s a gentle way to see the condition of an old roof. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

How the survey works

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. For a village or hamlet like Pyle Hill, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it’s safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

Getting ready for the survey

  • Mention any parking restrictions on your street
  • Check pets are kept safely away
  • Have keys ready for side gates, garages or roof access doors

Advice

Flying and imaging in Pyle Hill

Historic houses such as Guildford Castle, about 3.7 miles south, show how far back building in the area around Pyle Hill goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

Take an older house close to All Souls' Church: older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help. If you look after a building like Hoe Valley School, thermal images can show where wet insulation sits under a big flat roof.

Pyle Hill: your questions answered

Will you come out to Pyle Hill?

Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Does a conservation area affect roof work in Pyle Hill?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you walk on the roof?

Only if it’s safe. We inspect everything that’s safely in view: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. Anything we cannot see is noted in the report.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

Does the report include photos?

Yes. The report includes photos of what we found, so you can see each point for yourself.

Do you use drones?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.

What can thermal imaging tell me about my roof?

The images show how warm or cool each part of the surface is. Differences can suggest wet areas, missing insulation or heat loss, and we check them with moisture readings.

Common roof problems in Pyle Hill

After a repair, some owners want to know whether the roof has dried out. A thermal survey with moisture readings can show whether wet areas remain, given suitable conditions on the day.

A survey can pick up problems such as:

  • Stains that keep coming back
  • Areas losing heat at the eaves and junctions
  • Damp around chimneys and parapets
  • Moisture around outlets and upstands

If you look after a shop, office or commercial unit, for instance near The Peacocks, big, flat commercial roofs are where close-up aerial shots and thermal images help most.

Questions to ask before booking

  • Whether you get a written report with photos
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Whether VAT is added on top
  • What experience they bring

What a good roof survey covers

What affects the cost of thermal roof surveys

Not every roof costs the same to survey, and it comes down to:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • The number of roofs, including extensions and garages
  • The height of the building and how the roof can be seen safely
  • Which survey package you book

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Thermal roof survey starts from £400, including VAT.

Helping us price your survey

A few details help us suggest the right survey and price. When you contact us, it helps to mention:

  • Photos of the roof, taken safely from the ground or a window
  • Any marks or damp showing indoors
  • Your timetable, such as an exchange date
  • The style of property, from a terrace to a block

If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To get started, phone 07833 053749 or send us an email.

What we cannot see

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Reliable images in rain, strong wind or on a wet roof surface
  • What’s inside walls or under coverings, without opening up
  • Insulation values or heat loss calculations

Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you. What a survey covers and doesn’t.

Roof types and parts we check

  • Commercial roofs
  • Insulated roof spaces
  • Loft conversions
  • Ceilings below the roof
  • Pitched roof slopes
  • Flat roofs

DIY checks: what’s safe

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Landlords, agents and block managers in Pyle Hill

We survey roofs for landlords and agents as well as homeowners. A written report with photos gives you a clear record of the roof, which helps you plan work between tenancies.

Letting agents can arrange access with tenants, at a time agreed beforehand. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.
