Thermal roof surveys in Cuddington

How a thermal roof survey works in Cuddington

What a thermal camera can show depends a lot on the weather. It’s useful to have a sunny day beforehand, a dry surface and calm air. Rain, a strong wind or heavy cloud can make the images less clear. We talk through the forecast when booking, and the report explains how the conditions on the day affected the results. We are often asked to look into damp patches with no obvious cause and gaps in loft insulation, across commercial roofs, pitched roof slopes and insulated roof spaces.

Some older homes in villages like Cuddington are listed or in a conservation area. A look from the air or with a thermal camera doesn’t touch the roof, so it’s a gentle way to see the condition of an old roof. Check with the council before planning any work on a listed building or one in a conservation area.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What a survey costs

What a survey costs depends on the time and equipment it needs. The main factors are:

  • How tall the building is and how easy the roof is to see
  • Which survey package you book
  • Commercial roofs and larger buildings
  • Extensions, dormers and garages with roofs of their own

Our price is from £400, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and the package you choose.

What to let us know when you contact us

If you can, have these to hand when you contact us:

  • What made you get in touch
  • Anything about access we should know
  • Where any leaks, stains or damp patches show inside
  • The property’s address and postcode

Once you know what you need, phone 07833 053749 or drop us an email. We’ll suggest a package, agree the price and find a date, weekday or weekend.

Cuddington: your questions answered

Do you carry out roof surveys in Cuddington?

Yes. We work right across London and South East England, and Cuddington is part of that. You can call 07833 053749 or send us an email with the address and some details, and we will talk through which survey suits.

Do you cover smaller places like Cuddington?

Yes, we do. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Will you go up on the roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone.

Is thermal imaging good for finding leaks?

Thermal imaging can help, alongside other checks. What it shows depends on the weather and the roof. Where it can’t be pinned down, the report suggests a next step, like electronic leak detection.

What happens next?

We email you the written report with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

How many surveys have you done?

We have completed more than 5,000 surveys, over more than 20 years, and 98% of customers are satisfied.

Which survey includes thermal imaging?

Thermal imaging is included in our Premium Survey, from £400. That also includes a full inspection, a drone inspection where it applies, structural analysis and a same-day report.

Useful tips for Cuddington property owners

Here are a few things we’d tell any owner:

  • Check from the ground or a window, never by climbing
  • Check the loft can be reached safely
  • Ask us about the forecast if rain is expected
  • Note where damp appears and after what weather

You can pass the report to a roofer so they can see where the problem areas seem to be. Because the images are paired with photos, it is easy to find each area on the roof.

Check that loft insulation is laid evenly and hasn’t been pushed aside. Gaps often appear after work in the loft.

Surveys for landlords and agents in Cuddington

Letting agents often book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.

With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, call 07833 053749 or send us an email with the addresses.

What we can’t see

Some things cannot be seen without opening up the roof, and that sets some limits:

  • Insulation values or heat loss calculations
  • Readings unaffected by sun, shade or reflections
  • A structural engineer’s assessment

If in doubt, phone 07833 053749 or email us and we’ll suggest the right survey. What our survey covers.

What we check

  • Insulated roof spaces
  • Ceilings below the roof
  • Flat roofs
  • Loft conversions
  • Commercial roofs
  • Pitched roof slopes

What we do, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about one to two hours at most homes, with bigger or more complicated roofs taking longer. Older rural homes like those around Cuddington can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it is safe.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

How to prepare

  • Find any records of previous roof work
  • Make sure pets are kept safely away
  • Tell us about parking before the day

Advice

Thermal roof surveys in Cuddington: local notes

Nonsuch Mansion, about 0.2 miles north-east, is one of the historic houses in the wider area around Cuddington. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof. Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. Steep or complicated roofs are frequently hard to see from ground level, which is where aerial photos and thermal images help.

Take an older house close to Church of St Dunstan: steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view from the air or with a thermal camera helps. If you look after a shop, office or commercial unit, for example near The Ashley Centre, thermal images can show trapped moisture across a wide commercial roof. Take a building like Nonsuch High School for Girls: thermal images can show where wet insulation sits under a big flat roof.

Can I check my roof myself?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.
