About our thermal roof survey in Outwood

Our thermal survey records how the surface temperature varies across your roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. The camera doesn’t see water itself, so findings are checked with moisture readings. It comes as part of our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. Common reasons to book are leaks far from where the stain appears and water getting in at parapets and stacks, on insulated roof spaces, loft conversions and ceilings below the roof.

In a village or hamlet like Outwood, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what cannot be reached safely. Weather and airspace are looked at before the visit. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

The report records the roof as we found it on the day. It is useful right away, and a good reference for later, such as when you want to compare after future work.

Airspace, weather and Outwood roofs

Outwood is inside, or right on the edge of, the flight restriction zone around Redhill Aerodrome. Where the drone is part of the survey, permission from the aerodrome is needed first, and the flight only goes ahead if it’s given. Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail.

For an older house near a landmark such as Church of St John the Baptist, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. Anyone responsible for a site like Oakwood School will know that big roofs are where close-up aerial shots and thermal images show the most at once.

Before and after the survey

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Do not climb onto the roof to look for leaks yourself
  • Keep the report to compare against after any repair
  • Keep the heating on as usual before a heat loss survey
  • Photograph damp patches with the date

You also get an in-person consultation with a Premium Survey, so you can go through the images with us. A follow-up 12 months later is included as well.

Clear outlets and gutters regularly, so water does not sit on the roof. The less water sits, the less can find its way beneath.

What affects the cost of thermal roof surveys

Not every roof costs the same to survey, for these reasons:

  • The package you choose: Basic, Standard or Premium
  • Extra roofs, like extensions, dormers or garages
  • Whether it’s a home or a commercial building
  • How tall the building is and how easy the roof is to see

Thermal roof survey starts from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT.

Booking your survey

Before you get in touch, it helps to have:

  • What’s prompted the survey
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Photos of the roof, taken safely from the ground or a window
  • The kind of building and roof involved

Prices start from £400, including VAT. The exact figure depends on the roof and the package, and you can call 07833 053749 or drop us an email to find out.

What this survey can’t tell you

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Hidden layers that need to be opened up to check
  • Clear results when the conditions on the day are poor
  • Whether the deck or roof structure is strong enough

If you’re not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer. What a survey covers and does not.

What this survey covers

  • Insulated roof spaces
  • Pitched roof slopes
  • Commercial roofs
  • Ceilings below the roof
  • Flat roofs
  • Loft conversions

How the survey works

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe vantage point, photograph what we find and record our findings for the written report. It usually takes about 1–2 hours at most homes, rising to roughly 3–4 hours on a commercial building. Somewhere as small as Outwood, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Before the survey

  • Let us know where we can park nearby
  • Check we can get to the back of the property
  • If the roof is shared, arrange access with whoever manages the building

Getting a price

If you are buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or email us when you are ready.

Why it is worth a survey now in Outwood

A poorly insulated roof loses heat year after year. The camera can point to gaps and thin areas in the insulation, so improvements can go where they’re needed. In a place like Outwood, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.

Your questions about thermal roof surveys in Outwood

Is Outwood within the area you cover?

We do. Villages and rural addresses get the same survey as a town house.

How do I find out if my home in Outwood is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Is it a structural engineer’s report?

No. We are roof surveyors, not structural engineers, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

How experienced are you?

Over 20 years and more than 5,000 surveys.

Which survey includes thermal imaging?

Our Premium Survey, from £400, includes thermal imaging. You also get an in-person consultation and a 12-month follow-up. Larger commercial roofs are quoted for their size.

Does thermal imaging detect leaks directly?

The camera does not see water itself. Wet insulation holds heat longer than dry, so it can stand out, but we check each finding with moisture readings.
