Drones, thermal imaging and Lower Eashing roofs

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Loseley Park, about 2.7 miles north-east, is one of the historic houses in the wider area around Lower Eashing. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

For site and facilities teams at buildings like St Mary's CofE Voluntary Controlled Infant School, a drone or thermal camera can show a large roof in a single visit.

Thermal roof survey in Lower Eashing: what you get

Our thermal survey records how the surface temperature varies across your roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. The camera does not see water itself, so we check what it shows with moisture readings. It comes as part of our Premium Survey, from £400. Conditions on the day affect the results, and the report explains how. We are often asked to look into damp patches with no obvious cause and areas losing heat at the eaves and junctions, across loft conversions, flat roofs and pitched roof slopes.

Older buildings in small places like Lower Eashing may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it is a gentle way to see the condition of an old roof, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Questions from Lower Eashing

Is Lower Eashing in the area you cover?

Yes. Our area covers London and the South East, and Lower Eashing is part of that. Just ring 07833 053749 or drop us an email and tell us about the property, and we’ll talk through which survey suits.

How do I find out if my home in Lower Eashing is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Can you check my loft insulation with a thermal camera?

The camera can point to heat loss and gaps in insulation. The survey isn’t an energy rating or a heat loss calculation, but the images show where improvements may help.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

What will the report tell me?

Written findings with photographs, covering the condition of the roof, the defects we found and what we recommend, by urgency where it matters. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we are allowed to reach.

Checking the roof from ground level

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What a thermal roof survey doesn’t cover

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Whether the deck or roof structure is strong enough
  • An energy rating for the building
  • What’s inside walls or under coverings, without opening up

If you are not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer. The full list of what we check.

What this survey covers

  • Commercial roofs
  • Insulated roof spaces
  • Flat roofs
  • Ceilings below the roof
  • Pitched roof slopes
  • Loft conversions

Tips from our surveys

Small things make a difference. Our tips:

  • Photograph damp patches with the date
  • Clear leaves from outlets and gutters each autumn
  • Keep a record of when stains appear
  • Keep the heating on as usual before a heat loss survey

You can pass the report to a roofer so they can see where the problem areas seem to be. Each thermal image is matched to a normal photo, so the areas are easy to locate.

Deal with small splits and lifted seams promptly. Water that gets under a covering can spread a long way before it shows.

Do you need a thermal roof survey in Lower Eashing?

After a long-running leak, insulation under a flat roof can stay wet. Knowing how much of the roof is affected helps decide between a local repair and more. A thermal survey, checked with moisture readings, can give a much clearer picture.

Signs worth acting on include:

  • Moisture around outlets and upstands
  • Cold areas below the roof
  • Missing or slipped insulation
  • Areas of a flat roof that may hold water

For an older house near a landmark like Church of St Mary, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from the air or with a thermal camera helps.

Before you book anyone

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • When you’ll get the report
  • Whether you can ask questions once you have the report
  • Whether you get a written report with photos

What a roof survey includes

What happens on the day

Once we’ve finished looking, we write up our findings as a written report with photos, sent to you by email. As for time on site, most surveys take an hour or two for most houses, rising to roughly 3–4 hours on a commercial building. Somewhere as small as Lower Eashing, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We carry out a visual inspection of the roof from wherever it can safely be seen.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Getting ready for the survey

  • Make a note of anything you’d like us to look at
  • Leave a clear route to the loft
  • Keep pets inside or away from the areas we are looking at
