Thermal roof surveys for Elstead homes and businesses

When you need someone else

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Proving moisture from the images alone
  • Readings unaffected by sun, shade or reflections
  • Insulation values or heat loss calculations

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you. What a survey covers and does not.

Roof types and parts we check

  • Pitched roof slopes
  • Flat roofs
  • Ceilings below the roof
  • Loft conversions
  • Insulated roof spaces
  • Commercial roofs

How a thermal roof survey works in Elstead

Thermal imaging works best in the right conditions. A sunny day before the survey, a dry roof surface and little wind all help. Rain, wind and cloud can all make the patterns weaker. We talk through the forecast when you book, and the report explains how the conditions on the day affected the results. We are often asked to look into wet insulation beneath the membrane and leaks that are hard to trace, across commercial roofs, ceilings below the roof and pitched roof slopes.

Even in a smaller place like Elstead, there may be airfields or restrictions nearby, so the Drone Safety Map is checked before any flight. Exposed sites can be windy, and a small drone cannot fly safely in strong wind, while thermal imaging also works best with little wind. Each flight is planned with neighbours’ privacy in mind, as well as the airspace and the wind.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

FAQs for Elstead

Is Elstead in the area you cover?

Yes. We cover the whole of London and South East England, and Elstead is part of that. You can call 07833 053749 or send us an email with the address and some details, and we’ll talk through which survey suits.

Will you come out to Elstead?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

What can thermal imaging tell me about my roof?

The camera records how the surface temperature varies. Those patterns can point to trapped moisture, missing insulation or heat loss. Findings are checked with moisture readings.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys, across London and South East England.

How quickly is the report sent?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance.

Will you go up on the roof?

Only if it is safe. We inspect whatever is safely visible: from ground level, from windows, from inside the roof space, from the roof where it’s safe and by drone where it applies. The report says if anything couldn’t be seen.

Why it’s worth a survey now in Elstead

If a big flat roof may need replacing, knowing the wet areas first is useful. Images backed by moisture readings show where problems seem to be before you spend. Arranging work in a smaller place like Elstead is easier with notice than in an emergency. A survey gives you that notice.

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 with VAT included. We’ll tell you which package suits the questions you have.

Drones, thermal imaging and Elstead roofs

In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

The streets around a church such as Church of St James are often among the oldest in a place, and if your home is one of the older ones nearby, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view from the air or with a thermal camera helps. If you look after a building like St James CofE Aided Primary School, big roofs are where photos from the air and thermal images show the most at once. Wanborough Manor, about 3.7 miles north-east, is one of the historic houses in the wider area around Elstead. Aerial photos and thermal images let an old roof be checked without anyone disturbing it.

Tips that help

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Keep the heating on as usual before a heat loss survey
  • Ask us about the forecast if rain is expected
  • Keep the report to compare against after any repair
  • Leave the roof to people with safe access

If you’re buying, the report gives you specific points to raise with the seller or agent. What you do with it is up to you, whether that is asking for work or discussing the price.

Clear outlets and gutters regularly, so water doesn’t sit on the roof. Less standing water means less chance of it getting under the covering.

DIY checks: what’s safe

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book.

Rented homes, blocks and businesses

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

What we do, step by step

There isn’t much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. Homes around Elstead often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. Inside, the loft is checked where it can be reached safely.

  1. You let us know about the roof and any damp, leaks or cold rooms.
  2. We check the conditions and note how they may affect the images.
  3. A full inspection and thermal imaging are carried out together.
  4. Moisture readings are used to check what the camera shows.
  5. You get the report the same day, with an in-person consultation to follow.

Getting ready for the survey

  • Tell us about any leaks, stains or damp patches you know of
  • Find any records of previous roof work
  • Agree roof access with the managing agent if it’s shared
