Charleshill Thermal Roof Survey
Thermal imaging to find moisture and heat loss patterns in a roof for Charleshill, from an experienced roof surveyor. You get a clear written report with photos.
- Damp where roofs meet walls and chimneys
- Damp that repairs haven’t cured
- Areas of a flat roof that may hold water
How a thermal roof survey works in Charleshill
Wet insulation under a flat roof covering holds heat for longer than dry. So a wet patch can show as a warmer or cooler area on the camera. This can give an idea of how far water has travelled beneath the membrane, something you can’t normally tell from the surface. We then check those areas with moisture readings. We survey ceilings below the roof, pitched roof slopes and commercial roofs, and people most often book us about water that travels before it shows and damp around chimneys and parapets.
Somewhere as small as Charleshill, older roofs are often steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what can’t be reached safely. Weather and airspace are checked before the visit. Older roofs with steep slopes and tall chimneys are where the extra view helps most.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What affects the cost of thermal roof surveys
Our packages start from £150, including VAT. What you pay for your roof depends on:
- How tall the building is and how easy the roof is to see
- The number of roofs, including extensions and garages
- Commercial roofs and larger buildings
- Whether you choose the Basic, Standard or Premium Survey
To find out what your survey will cost, ring 07833 053749 or drop us an email with the address and a few details. The price is agreed before a date is set.
What we need to know
The more you let us know, the easier it is to price the survey. When you contact us, tell us:
- Access details, like a loft hatch or a shared roof
- The reason for the survey, such as buying, a leak or storm damage
- Pictures from the garden or a window, if you have them
- Any marks or damp showing indoors
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply ring 07833 053749 or drop us an email whenever suits you.

Tips from our surveys
A survey works best with a little help from you, before and after. Tips:
- Photograph damp patches with the date
- File the images with your roof records
- Talk to us about the weather when booking
- Check the loft can be reached safely
Buyers can use the findings when talking to the seller or agent. It is your decision how to use it, whether you ask for work before completion or discuss the price.
Have small defects in the covering fixed early. Once water gets under a membrane, it can travel far before it appears inside.
What we do, step by step
Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Older rural homes like those around Charleshill can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.
- First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
- We check the roof from the ground, from windows and from the roof itself where it is safe.
- Thermal images are taken to show differences in surface temperature.
- Any patterns of interest are checked with moisture readings where we can reach them.
- You get a report with thermal images, photographs and our recommendations.
Preparing for the visit
- Show us where any leaks or stains appear
- Gather any invoices or paperwork from past roof work
- Have any questions written down, so nothing gets missed

- Insulation values or heat loss calculations
- Readings unaffected by sun, shade or reflections
- Confirming water without moisture readings

When to book a survey in Charleshill
Unexplained damp is one of the main reasons people ask for thermal imaging. A leak may start well away from where the stain appears. Temperature patterns can help narrow down where to look.
Typical things we’re asked to look at include:
- Stains that keep coming back
- Cold areas below the roof
- Damp where roofs meet walls and chimneys
- Moisture around outlets and upstands
If you live in an older home near Church of St James, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

Roof by roof
Single-ply and EPDM roofs
Many single-ply and EPDM roofs sit on insulation boards. Wet boards can show as temperature differences on the images.
Felt and asphalt flat roofs
On felt and asphalt flat roofs, wet insulation can show as a temperature difference across the surface. Moisture readings are used to check them.
