How the survey changes by roof type

Bituminous membranes

Older felt roofs often have seams and patches where breaches occur. Testing depends on the roof.

Single-ply membranes

Punctures from foot traffic and equipment are common on single-ply roofs. ELD can locate them.

Electronic leak detection in Charleshill

Electronic testing locates holes in the waterproofing, not every cause of water getting in. Leaks from walls, copings, rooflights or pipes need other checks. We’ll tell you if we think the leak is coming from somewhere else. The test shows breaches in the membrane, not water coming through masonry or around frames. The report makes clear what was and wasn’t tested. We’ll point you to the likely next step. We survey single-ply roofs, flat roof membranes and commercial flat roofs, and common reasons people get in touch are repairs that haven’t stopped the leak and gaps at membrane joints.

Flat roofs on exposed homes in small places like Charleshill take more wind and rain, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, normally show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are usually the first part of a flat roof to go.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What a survey costs

The price reflects the time and kit the roof needs. That comes down to:

  • How many separate roofs there are, such as extensions, dormers and garages
  • The shape of the roof and its details
  • House, block, shop or office
  • How big the roof is

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. We quote electronic leak detection for each roof, as the method and time depend on the roof.

Helping us price your survey

There’s no need for technical words. Just let us know:

  • Any photos you have, taken from ground level or a window
  • What’s prompted the survey
  • Any stains, drips or damp patches you’ve seen indoors
  • The kind of building and roof involved

Getting a price is simple: just call 07833 053749 or email us and give us some details about the property and we’ll explain which survey suits. We confirm the price before anything is booked.

Electronic leak detection around Charleshill

The wider area around Charleshill has a long history of building, with Farnham Castle about 3.8 miles north-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

For landlords with property near Farnham station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. Anyone responsible for a site like Waverley Abbey CofE Junior School will know that a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. For an older house near a landmark such as Church of St James, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Charleshill is about 3 miles south-east of Farnham, in Surrey. We provide electronic leak detection for householders, landlords and businesses in Charleshill and nearby. We cover towns and villages across Surrey, large and small. Guildford is in our area too.

Honest limits

Without opening up the roof, some things stay hidden, so a survey has limits:

  • The extent of water in the insulation
  • Parts of the roof covered by fixed equipment
  • Roofs whose membrane or build-up isn’t suitable

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you. What a survey covers and does not.

Roof types and parts we check

  • Flat roof membranes
  • Liquid-applied waterproofing
  • Green roofs
  • Roof terraces and balconies
  • Single-ply roofs
  • Commercial flat roofs

The survey, step by step

The aim of the visit is simple: to see as much of the flat roof membrane as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It normally takes longer on a large roof than a small one, with the construction of the roof playing a part too. Cottages and farmhouses around Charleshill often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. You let us know about the roof and where water is showing.
  2. We check whether the membrane and build-up suit ELD.
  3. The test method is chosen to suit the roof.
  4. We test the roof and locate any breaches.
  5. A report with photographs shows where each breach is.

How to prepare

  • Dig out any old roof reports or invoices
  • Unlock side gates and any roof access doors
  • Agree roof access with the managing agent if it’s shared

Charleshill: your questions answered

Is Charleshill within the area you cover?

Yes. Charleshill is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

How do I find out if my home in Charleshill is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

When does the report arrive?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, like an exchange date, let us know when booking.

Does the report include photos?

Yes. Photographs are taken throughout the survey, and they go into the written report alongside our recommendations.

Can every flat roof be tested?

ELD doesn’t suit every roof. Some membranes conduct electricity and some roofs lack the layer the test needs. If your roof will not work, we’ll say so before testing.

Are you structural engineers?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

How much does electronic leak detection cost?

Each roof is quoted on its size and build-up. Send us details of the roof. Just phone 07833 053749 or use the contact form for a quote.

Tips from our surveys

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Do not keep patching the same spot
  • Keep foot traffic on flat roofs to a minimum
  • Ask contractors to protect the membrane
  • Share any drawings of the roof

If anything in the report isn’t clear, ask us. We can talk you through the findings.

Ask trades working on the roof to protect the membrane when they work up there. Check the roof after they’ve finished.
