Independent thermal roof surveys in Shalford

About our thermal roof survey in Shalford

Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging often helps most. Patterns can suggest where water is trapped under the covering. Pitched roofs with slates or tiles are frequently harder to read, because of the air space beneath, so we also look from the loft where we can reach it safely. If you’re worried about water that travels before it shows and moisture around outlets and upstands, a survey will tell you what’s going on.

In a village or hamlet like Shalford, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what cannot be reached safely. Weather and airspace are looked at ahead of the visit. Steep slopes and tall chimney stacks are where a close-up view adds the most.

Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that’s said too.

What this survey cannot tell you

No survey can tell you everything, and it is better to know them up front. Keep these in mind:

  • Whether the deck or roof structure is strong enough
  • A formal energy assessment
  • Proving moisture from the images alone

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer. What a survey covers and does not.

What we look at

  • Pitched roof slopes
  • Loft conversions
  • Ceilings below the roof
  • Insulated roof spaces
  • Flat roofs
  • Commercial roofs

Tips that help

Over many surveys, some simple habits stand out:

  • Heat the home normally on the days before
  • Clear leaves from outlets and gutters each autumn
  • Clear a path to the loft hatch before we arrive
  • Keep a record of when stains appear

After the visit, we put the thermal images, photographs and moisture readings into one report. We explain what each image may mean, alongside what we recommend. With a Premium Survey, you get the report the same day.

Keep outlets and gutters clear so water drains off the roof quickly. The less water sits, the less can find its way beneath.

What happens if roof problems are left?

A damp patch that keeps coming back normally has a cause that hasn’t been found. Combining the camera with moisture readings can help find it, instead of trying repair after repair. Around Shalford, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.

Prices start from £400, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and which survey you book.

How the survey works

We’ll ask a few questions first, like when any problem began and what work has been done before. The inspection then takes roughly 1–2 hours at most homes, and more on a big or complicated roof. Somewhere as small as Shalford, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it is safe.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

How to prepare

  • Clear the way to the loft hatch
  • Make a note of anything you’d like us to look at
  • Find any records of previous roof work

Advice

Checking the roof from the ground

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

For landlords and managing agents

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, phone 07833 053749 or drop us an email with the addresses.

If the property is let, the agent or a tenant can let us in. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Shalford: your questions answered

Is Shalford within the area you cover?

We do. Villages and rural addresses get the same survey as a town house.

Do you carry out roof surveys in Shalford?

We do. Every survey there gets the same written report with photos.

Is thermal imaging included in your surveys?

It is part of the Premium Survey, from £400. You also get an in-person consultation and a 12-month follow-up. Larger commercial roofs are quoted for their size.

How do I book a survey in Shalford?

To arrange a survey, ring 07833 053749 or drop us an email and tell us the address and what you’d like to know. We will confirm the price and find a day that suits.

Will I get photos?

Yes, plenty. Each finding is shown in a picture where possible, so you can see what we mean.

Does this replace a RICS home survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

Is this an asbestos survey?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.

Airspace, weather and Shalford roofs

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. About 1.5 miles north lies Guildford Castle, a reminder of how long the area around Shalford has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

If you look after a building such as Shalford Infant School, thermal images can show where wet insulation sits under a big flat roof. If you own one of the older houses in the streets near Church of St Mary the Virgin, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

Shalford is about 2 miles south of Guildford, in Surrey. Whether the building in Shalford is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. Shalford is one of the places in Surrey where we work.
