FAQs for East Shalford

Does a conservation area affect roof work in East Shalford?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Do you cover smaller places like East Shalford?

Yes, we do. We work right across London and the South East, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Are you structural engineers?

No. We note visible signs such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Will you fly a drone over my roof?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

Does the weather affect a thermal survey?

Conditions on the day have a big effect on what the camera can show. Dry, calm weather after some sun gives the best chance of clear images. Our report notes the conditions and how they affected the findings.

Can you survey a shared roof?

Yes, if the building owner or managing agent agrees access. We check the parts we are given access to.

What’s in the survey report?

It explains what we saw, what it means and what we’d suggest, with photographs throughout. It also says if any part of the roof couldn’t be seen safely.

About our thermal roof survey in East Shalford

Wet insulation under a flat roof covering holds heat for longer than dry. So a wet patch can show as a warmer or cooler area on the camera. It helps us see how far water may have spread under the covering, something you cannot usually tell from the surface. Moisture readings are then used to check what the camera suggests. If you are worried about patches of heat loss across the roof and ceilings that feel colder in places, we can find out what’s behind it, whatever the roof.

Some older homes in villages like East Shalford are listed or in a conservation area. A look by drone or thermal camera does not touch the roof, which suits a building where any change needs care, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

The survey, step by step

Every roof is different, but as a rough guide the survey takes an hour or two at a typical home, with bigger or more complicated roofs taking longer. If you have questions on the day, just ask. Cottages and farmhouses around East Shalford often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We carry out a visual inspection of the roof from wherever it can safely be seen.
  3. Thermal images are taken to show differences in surface temperature.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Advice

Honest limits

Before you book, it is worth knowing what a survey won’t do:

  • Structural calculations, which need a structural engineer
  • Reliable images in rain, strong wind or on a wet roof surface
  • A formal energy assessment

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you. What our survey covers.

What this survey covers

  • Flat roofs
  • Ceilings below the roof
  • Loft conversions
  • Pitched roof slopes
  • Commercial roofs
  • Insulated roof spaces

Checking the roof from ground level

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Surveys for landlords and agents in East Shalford

Airspace, weather and East Shalford roofs

About 0.9 miles east lies Chilworth Manor, a reminder of how long the area around East Shalford has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

If you live in an older home near Church of St Thomas, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. Take a building like Tillingbourne Junior School: thermal images can show where wet insulation sits under a big flat roof.

What we look for on each type of roof

GRP fibreglass roofs

Cracks in GRP can let water into the boards beneath. We look at cracks by eye and use the images to see whether there’s a pattern around them.

Felt and asphalt flat roofs

Built-up felt and asphalt roofs can hide trapped water for a long time. The camera can give clues to where it’s sitting, when the conditions allow.

Before and after the survey

Nothing here needs a ladder. A few suggestions:

  • Keep the report to compare against after any repair
  • Take photos of stains as they appear, so we can compare
  • Check from ground level or a window, never by climbing
  • Note where damp appears and after what weather

After the visit, we put the thermal images, photographs and moisture readings into one report. We explain what each image may mean, alongside what we recommend. With a Premium Survey, you get the report the same day.

Check that loft insulation is laid evenly and hasn’t been pushed aside. Insulation is often moved when people work in the roof space.
