Mindenhurst Thermal Roof Survey
Thermal imaging to find moisture and heat loss patterns in a roof in Mindenhurst, carried out by an experienced roof surveyor. You get a clear written report with photos.

Thermal roof survey in Mindenhurst
What a thermal camera can show depends a lot on the weather. A sunny day before the survey, a dry roof surface and little wind all help. Rain, a strong wind or heavy cloud can make the images less clear. We’ll discuss the weather with you when booking, and our report notes the conditions and how they affected what we saw. If you’ve noticed leaks that are hard to trace and patches of heat loss across the roof, a survey will tell you what’s going on, whatever the roof.
Some older homes in villages like Mindenhurst are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it’s a gentle way to see the condition of an old roof, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.
We keep jargon out of it: if work is needed, the report says so clearly.

Questions from Mindenhurst
Is my home in Mindenhurst listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you cover Mindenhurst?
Yes, Mindenhurst is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
Does the weather affect a thermal survey?
Conditions on the day have a big effect on what the camera can show. Dry, calm weather after some sun gives the best chance of clear images. Our report notes the conditions and how they affected the findings.
Will thermal imaging find my leak?
Thermal imaging can help, alongside other checks. The results depend on conditions on the day. If the source cannot be confirmed, we’ll say what could help next, such as electronic leak detection.
What do I do with the report?
You’ll receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
How much does a thermal roof survey cost?
It is part of the Premium Survey, from £400. An in-person consultation and a follow-up 12 months later are included too. Larger commercial roofs are quoted for their size.
Can you tell me if my roof has asbestos?
No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Drones, thermal imaging and Mindenhurst roofs
Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
If you look after a building such as Sandringham Infant & Nursery School, thermal images can show where wet insulation sits under a big flat roof.

Do you need a thermal roof survey in Mindenhurst?
Once a leak has been fixed, people often ask whether the roof is still wet. A thermal survey with moisture readings can show whether wet areas remain, given suitable conditions on the day.
These are some of the problems a survey can pick up:
- Leaks far from where the stain appears
- Wet areas near outlets and upstands
- Gaps in loft insulation
- Water getting in at parapets and stacks
Around Mindenhurst, as everywhere, small roof faults are simplest to sort before they let water in.
Before you book anyone
- How much experience they have with roofs like yours
- Whether any drone flown is registered with the CAA
- What the report includes, and whether it has photos
- What follow-up you get after the report
How it works
The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. In a hamlet or village like Mindenhurst, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- We start by discussing the roof, any signs of damp and how the weather may affect the images.
- We carry out a visual inspection of the roof from wherever it can safely be seen.
- We take thermal images of the roof to pick up temperature patterns.
- We check the patterns that stand out with moisture readings where there’s safe access.
- You get a report with thermal images, photos and our recommendations.
Before the survey
- Make a note of anything you’d like us to look at
- Let us know where we can park nearby
- Dig out any old roof reports or invoices
How to book

Tips from our surveys
Most of what helps is simple and safe from the ground. Our suggestions:
- Keep outlets and gutters clear to stop water sitting
- Check from the ground or a window, never by climbing
- Clear a path to the loft hatch before we arrive
- Remember the conditions on the day affect the results
Where a pattern can’t be confirmed, the report says what could help, for instance electronic leak detection or a roofer opening up a small section.
After repairs or a new covering, a later survey can confirm things are dry in suitable weather.
