Flat roof survey in Mindenhurst: what you get

Each flat roof is looked at from the safest viewpoints we have: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. We don’t walk on fragile rooflights or fragile roof sheeting. If part of the roof can’t be seen or reached safely, the report says so, so you know exactly what was covered. We survey upstands and outlets, mastic asphalt and EPDM rubber, and people most frequently book us about cracked or split membrane and standing water left after rain.

In a small place like Mindenhurst, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What we look for on each type of roof

Rooflights and upstands

We do not walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. They’re inspected from safe positions and recorded with photographs.

Felt and built-up roofs

Felt roofs often last around 15 to 20 years, depending on how they were laid and looked after. Our report sets out its condition and the areas most at risk.

The survey, step by step

Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take about 1–2 hours for a small flat roof at home, and longer for a large commercial one. Older rural homes like those around Mindenhurst can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

Getting ready for the survey

  • If it is not your property yet, arrange access through the agent
  • For a flat or shared roof, check access with whoever owns or manages the building
  • Keep pets inside or away from the areas we are looking at

What you can safely check yourself

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What this survey cannot tell you

Before booking, it is worth knowing what a survey won’t do:

  • Whether old sheeting or boards contain asbestos
  • An exact number of years the roof has left
  • Hidden layers beneath the covering

If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before booking. The full list of what we check.

What we check

  • Mastic asphalt
  • Felt flat roofs
  • EPDM rubber
  • Upstands and outlets
  • GRP fibreglass
  • Single-ply membranes

Mindenhurst questions

Do you carry out roof surveys in Mindenhurst?

We do. The survey and report are the same in Mindenhurst as anywhere else, and visits run on weekdays and weekends.

Is Mindenhurst within the area you cover?

Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Will you photograph what you find?

Yes. The report includes photos of what we found, so you can see exactly what each finding refers to.

What happens next?

The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

Will the survey show why my flat roof is leaking?

We check the covering and every detail where leaks commonly start, and photograph anything that could be letting water in. If the source is hidden, we may suggest a leak investigation or electronic leak detection.

What’s in the survey report?

It works through the roof part by part, in writing and with photos. The most urgent items are made clear.

Do you check flat roofs for asbestos?

Asbestos testing isn’t part of our survey. If we see materials that could contain it, such as cement sheets on a building from before 2000, we flag them so a specialist asbestos surveyor can check them.

Flat roofs in Mindenhurst

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

For site and facilities teams at buildings such as Sandringham Infant & Nursery School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If you let a flat or house near Farnborough North station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Landlord and commercial surveys in Mindenhurst

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

How we price flat roof surveys

Several things affect the price of a survey:

  • Which survey package you book
  • Extensions, dormers and garages with roofs of their own
  • If the survey needs thermal imaging or a drone
  • Commercial roofs and larger buildings

Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What to tell us when you get in touch

A few details help us suggest the right survey and price. When you contact us, let us know:

  • Your timetable, such as an exchange date
  • Photos of the roof, taken safely from ground level or a window
  • Where water is showing inside, if it is
  • The type of building and roof, such as pitched or flat
