Thermal roof survey in Crosswater

On a flat roof, wet insulation holds heat longer than dry insulation. That means a wet area can show up as a different temperature from the rest of the roof. It helps us see how far water may have spread under the covering, something you can’t usually tell from the surface. We then check those areas with moisture readings. Typical surveys look at wet insulation beneath the membrane and areas losing heat at the eaves and junctions, across pitched roof slopes, insulated roof spaces and commercial roofs.

Older buildings in small places like Crosswater may be listed or in a conservation area. A look by drone or thermal camera doesn’t touch the roof, so it’s a gentle way to see the condition of an old roof, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Questions from Crosswater

Does a conservation area affect roof work in Crosswater?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is Crosswater in the area you cover?

Yes, Crosswater is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.

Does the report include photos?

Yes, every report has them. Each finding is shown in a picture where possible, which makes the report easy to follow.

What does the report include?

A written report with photographs, covering the condition of the roof, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you when booking.

What this survey cannot tell you

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Hidden layers that need to be opened up to check
  • Proving moisture from the images alone
  • Structural calculations, which need a structural engineer

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer. What our survey covers.

What this survey covers

  • Loft conversions
  • Pitched roof slopes
  • Ceilings below the roof
  • Commercial roofs
  • Flat roofs
  • Insulated roof spaces

What happens if roof problems are left?

Buyers get extra information from thermal images that the eye can miss. Hidden problems found before exchange can be raised with the seller or agent. For an older or listed building in a place like Crosswater, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both including VAT. You will know the price for your survey before booking.

How we price thermal roof surveys

The price reflects the time and kit the roof needs. That comes down to:

  • The shape of the roof and its details
  • How tall the building is and how easy the roof is to see
  • Any need for thermal images or a drone flight
  • How big the roof is

All our prices include VAT. Our price is from £400, including VAT. We confirm the exact price before booking.

Helping us price your survey

To price your survey accurately, we’ll ask about:

  • Any marks or damp showing indoors
  • When you need the report by
  • Pictures from the garden or a window, if you have them
  • Whether there’s a loft hatch, a shared roof or tricky access

Our price is from £400, including VAT. The exact figure depends on the roof and the package, so call 07833 053749 or drop us an email with the details.

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or drop us an email with the addresses.

How the survey changes by roof type

Single-ply and EPDM roofs

Many single-ply and EPDM roofs sit on insulation boards. Wet boards can show as temperature differences on the images.

Felt and asphalt flat roofs

Built-up felt and asphalt roofs can hide trapped water for a long time. Thermal imaging helps suggest where it is, when the conditions allow.

The survey, step by step

Once we’ve finished looking, we write up our findings as a written report with photos, sent to you by email. As for time on site, it typically takes about one to two hours for a house, and more on a big or complicated roof. For a village or hamlet like Crosswater, the journey is planned beforehand: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. We check the conditions and note how they may affect the images.
  3. We inspect the roof and take thermal images during the same visit.
  4. We back up the thermal patterns with moisture readings.
  5. You get the report the same day, with an in-person consultation to follow.

How to prepare

  • Leave a clear route to the loft
  • Have keys ready for side gates, garages or roof access doors
  • If you’re buying, let the agent know when we’re coming

Arrange a survey

Photos help, if you have them. Take them safely from the ground or a window. To get started, call 07833 053749 or send us an email.

Advice

What a thermal roof survey looks like in Crosswater

Historic houses such as Farnham Castle, about 4.9 miles north, show how far back building in the area around Crosswater goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

If your home is one of the older ones in the streets near St John the Evangelist, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image. For site and facilities teams at buildings such as St John's CofE Aided Infant School, a view from above covers a wide roof far faster than walking it.
