Gutter surveys in Crosswater

Gutter survey in Crosswater: what you get

Damp on walls, water marks under a valley or streaks down the brickwork can frequently be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can be seen safely. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. Common reasons to book are hoppers and outlets full of debris and overflowing eaves gutters, on valley gutters, eaves gutters and outlets and hoppers.

In a small place like Crosswater, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that is said too.

Roofs, chimneys and gutters in Crosswater

With Farnham Castle about 4.9 miles north, Crosswater sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

If you let a flat or house near Farnham station, a dated record of the roof is useful when planning maintenance across a let. If you live in an older home near St John the Evangelist, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Living close to The Flashes is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

Crosswater is about 4 miles south of Farnham, in Surrey. We survey roofs in Crosswater and the rest of Surrey, as part of our work across London and the South East. Our area takes in places right across Surrey. We also survey roofs in Guildford.

What happens if roof problems are left?

A gutter clear-out takes the leaves away but it won’t explain why water keeps spilling over. Our survey also looks at falls, joints, brackets, outlets and downpipes, so you know whether there’s more to it. Around Crosswater, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it is left.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

DIY checks: what’s safe

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What happens on the day

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It normally takes roughly 1–2 hours at a typical home, and longer for a large or complex roof. Older rural homes like those around Crosswater can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. First, you tell us what you’ve seen, such as overflows or damp.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. You get a written report with photos and recommendations.

Questions from Crosswater

Do you survey roofs for landlords with property near Farnham station?

Yes, landlords and agents book with us as well as owners. Just ring 07833 053749 or use the contact form and let us know about the building.

Is my home in Crosswater listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you check valley and parapet gutters?

Yes. These gutters frequently cause leaks indoors when they block so we pay close attention to them. Some may only be partly visible, and we’ll note that in the report.

Can you tell me if my old gutters contain asbestos?

No. We do not carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.

When is the best time for a gutter survey?

You can book at any time of year. Booking before autumn and winter gives you time to plan though problems often show up after heavy rain.

Does the report include photos?

Yes. Photographs are taken throughout the survey, and the report uses them to show each finding.

How long will you be on site?

For a house, expect about 1–2 hours on site, and longer for larger or complex roofs.

When you need someone else

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Confirming asbestos in older rainwater goods
  • Parts of gutters that can’t be seen safely
  • Pipes below ground level

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before booking. What a survey covers and does not.

What this survey covers

  • Downpipes
  • Valley gutters
  • Outlets and hoppers
  • Fascias and soffits
  • Eaves gutters
  • Parapet and box gutters

Tips from our surveys

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Check for spilling water in a downpour
  • Don’t climb a ladder to look in the gutters
  • Watch for green marks down the brickwork
  • Book gutter clearing once a year, more often near trees

If we think the problem lies underground, we will say so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.

Hidden gutters need clearing too. They block in the same way as the gutters you can see but you cannot check them from the street, so ask for them to be included when gutters are cleared.

How we price gutter surveys

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • The roof’s overall size
  • Commercial roofs and larger buildings
  • The height of the building and how the roof can be seen safely

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 inc. VAT. We will tell you which package suits the questions you have.

What we need to know

Some details help us suggest the right survey and price. When you contact us, tell us:

  • What made you get in touch
  • The kind of building and roof involved
  • Pictures of the roof from a safe spot, if you have them
  • Your postcode, so we can check access and travel
