Signs you need a gutter survey in Frensham

Brackets can loosen, corrode or snap over the years. A gutter full of wet debris is heavy, and that weight pulls sections out of line. Once the fall is lost, water sits at the low point and spills over.

Look out for signs like these:

  • Leaking or loose downpipes
  • Overflowing valley or parapet gutters
  • Rotten fascias or stained soffits
  • Leaks at the gutter joints

Take a building like St Mary's CofE Aided Infant School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What to expect from a roof survey

Gutter survey in Frensham

Damp patches on inside walls, stains below a valley or water running down the brickwork can often be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can be seen safely. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. If you’ve noticed downpipes that are split or coming away and gutters packed with leaves or moss, we can find out what’s behind it, whatever the roof.

In a village or hamlet like Frensham, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

What you get is a clear record of the gutter on the day we saw it. It’s useful right away, and a good reference for later, such as when you want to compare after future work.

What affects the cost of gutter surveys

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • The number of roofs, including extensions and garages
  • Roof area
  • Whether you choose the Basic, Standard or Premium Survey
  • Height and safe access

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, including VAT. We will tell you which package suits the questions you have.

What we need to know

Before you get in touch, it is useful to have:

  • Where the property is, with the postcode
  • How the loft is reached, if there is one
  • Why you want a survey: buying, a leak, a storm or new work
  • The style of property, from a terrace to a block

We confirm the price for the job before you book, so you know where you stand. Gutter survey starts from £150, including VAT. For a price for your roof, call 07833 053749 or drop us an email.

FAQs for Frensham

Does a conservation area affect roof work in Frensham?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is Frensham within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How fast do I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.

Do you test soffits or gutters for asbestos?

No. We don’t test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.

Will you check if gutters are causing damp inside?

We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We cannot see inside the wall itself, so we report on what’s visible.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance.

Landlord and commercial surveys in Frensham

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. We survey seven days a week, which helps when tenants work during the week.

What we look for on each type of roof

Plastic (uPVC) gutters

On plastic systems, slipped joints are one of the most common faults. The report notes every one we spot.

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter and if it blocks, water can come indoors. We check it where it’s safe to see.

How it works

After the inspection, everything we found is written up as a written report with photos, emailed to you. On timing, it typically takes roughly 1–2 hours at most homes, and longer for a large or complex roof. In a small place like Frensham, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. We check hidden gutters, like valleys and parapets, where it is safe to see them.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. We send a written report with photos and clear recommendations.

How to prepare

  • Leave side gates unlocked
  • Gather any invoices or paperwork from past roof work
  • Let us know about parking near the property

Advice

DIY checks: what’s safe

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Roofs, chimneys and gutters in Frensham

In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around Frensham has a long history of building, with Farnham Castle about 3.6 miles north. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

If you live near a park such as The Flashes, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. The streets around a church such as Church of St Mary the Virgin are often among the oldest in a place, and if your home is one of the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.
