Holmwood Corner questions
Is Holmwood Corner in the area you cover?
Yes, Holmwood Corner is one of the places we work. The survey and report are the same in Holmwood Corner as anywhere else.
Does a conservation area affect roof work in Holmwood Corner?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
What happens next?
You’ll receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Are you structural engineers?
No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.
Does this replace a RICS home survey?
No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Does someone need to be in?
Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when you book.
What’s in the survey report?
It sets out what we found, why it matters and what we recommend, backed by photos. Anything we couldn’t see safely is noted too.
About our thermal roof survey in Holmwood Corner
Thermal imaging is frequently most useful on flat roofs, from small extensions to large commercial roofs. Patterns can suggest where water is trapped under the covering. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we also look from the loft where we can reach it safely. We are frequently asked to look into wet insulation beneath the membrane and heat escaping through the roof, on insulated roof spaces, commercial roofs and flat roofs.
Somewhere as small as Holmwood Corner, older roofs are often steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what cannot be reached safely. Weather and airspace are checked before the visit, and the journey is planned beforehand. Older roofs with steep slopes and tall chimneys are where the extra view helps most.
Where we can’t see part of the roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Surveys for landlords and agents in Holmwood Corner
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we will plan the visit with that in mind.
When you need someone else
Some things cannot be seen without opening up the roof, and that sets some limits:
- Clear results when the conditions on the day are poor
- Confirming water without moisture readings
- A structural engineer’s assessment
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before you book. What a survey covers and doesn’t.
What we look at
- Commercial roofs
- Insulated roof spaces
- Ceilings below the roof
- Loft conversions
- Pitched roof slopes
- Flat roofs
The survey, step by step
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes between one and two hours for a house, or half a day or so for a commercial building. Older roofs in small places like Holmwood Corner can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.
- We talk through the roof, any damp or leaks, and the weather expected on the day.
- We look at the roof from ground level, from windows and from the roof itself where it is safe.
- Thermal images are taken to show differences in surface temperature.
- Any patterns of interest are checked with moisture readings where we can reach them.
- We write up the thermal images alongside ordinary photos and recommendations.
How to prepare
- Leave a clear route to the loft
- Have keys ready for side gates, garages or roof access doors
- Keep pets in another room

What we’re asked to look at in Holmwood Corner
Some buyers want extra detail before they commit to a purchase. A Premium Survey adds thermal imaging, a drone inspection where it applies and a same-day report, which suits a purchase that is moving quickly.
A survey makes sense if you’ve noticed:
- Wet areas near outlets and upstands
- Wet insulation beneath the membrane
- Cold spots on ceilings under the roof
- Damp that repairs haven’t cured
For site and facilities teams at buildings such as The Weald CofE Primary School, a drone or thermal camera can show a large roof in a single visit.
Questions to ask before you book
- What experience they bring
- Whether VAT is in the quoted price
- What happens after the report arrives
- What insurance they carry
Practical tips
From years of surveys, a few habits stand out:
- Keep the heating on as usual before a heat loss survey
- File the images with your roof records
- Clear a path to the loft hatch before we arrive
- Take photos of stains as they appear, so we can compare
Many people send the report to roofers, who can then quote for the areas shown. Because the images are paired with photos, it’s easy to find each area on the roof.
Check that loft insulation is laid evenly and hasn’t been pushed aside. Gaps often appear after work in the loft.
Why it’s worth a survey now in Holmwood Corner
Buyers get extra information from thermal images that the eye can miss. Finding hidden moisture before exchange gives you facts to raise with the seller. Older cottages and farmhouses around Holmwood Corner can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Prices start from £400, including VAT.
Why us?
- Package prices that include VAT
- Two decades and more of roof surveys
- CAA-registered drone operator (Flyer ID and Operator ID)

Flying and imaging in Holmwood Corner
Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
If you own one of the older houses in the streets near Church of St Mary Magdalene, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.
