Flat roof survey in Holmwood Corner
Buying a home with a flat-roofed extension, dormer or garage? It’s useful to know that roof’s condition before you exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP frequently go on for longer. We set out the type of covering, its condition and the defects we found, with a photo of every defect. You then have something specific to put to the seller or agent. We survey single-ply membranes, EPDM rubber and mastic asphalt, and common reasons people get in touch are blisters and bubbles in the covering and pools of water lying on the roof.
Some older homes in villages like Holmwood Corner are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.
We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to.

What affects the cost of flat roof surveys
Survey packages start from £150, with VAT included. The price for your roof depends on:
- The size of the roof
- House, block, shop or office
- Chimneys, valleys, parapets and other details
- The number of roofs, including extensions and garages
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.
What to tell us when you contact us
A few details help us suggest the right survey and price. When you contact us, it helps to mention:
- Dates you’re working to, like exchange
- Whether there is a loft hatch, a shared roof or tricky access
- Where the property is, with the postcode
- The style of property, from a terrace to a block
Booking is simple: just phone 07833 053749 or email us, let us know about the property and we will explain which survey suits. The price is agreed up front.
Surveys for landlords and agents in Holmwood Corner
Letting agents and landlords in Holmwood Corner book surveys as well as homeowners. A photo-illustrated written report gives you a clear record of the flat roof, which helps you plan work between tenancies.
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.
Practical tips
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Never stand on rooflights or fragile sheeting
- Look for standing water a day after rain
- Check that new brackets or units haven’t damaged the covering
- Keep outlets clear of leaves and moss
You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. It is written in plain English, with a photograph of each defect, so anyone reading it can see what we saw.
Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.
What happens if roof problems are left?
Caught early, a split or open seam in a flat roof is often a small repair. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. Surveying it now tells you where you stand. In a small place like Holmwood Corner, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT.

Holmwood Corner: your questions answered
Is Holmwood Corner in the area you cover?
Yes. Our area covers London and the South East, and Holmwood Corner is part of that. Just phone 07833 053749 or send us an email and let us know about the property, and we’ll talk through which survey suits.
Do you cover smaller places like Holmwood Corner?
Yes, Holmwood Corner is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Do you use drones?
Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
Are you insured?
We are covered by professional indemnity and public liability insurance, for every survey we carry out.
Does someone need to be in?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.
Do you look in the loft space?
If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
Do you cover flat roofs on blocks of flats?
Yes. Commercial and residential flat roofs are both covered. Expect about 3 to 4 hours on site for most commercial roofs, and larger roofs are quoted for their size.
When you need someone else
Before you book, it’s worth knowing what a survey will not do:
- A structural engineer’s assessment of the deck
- A promise that the roof will not leak in future
- Testing older roof sheets for asbestos
If you are not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before booking. The full list of what we check.
What we look at
- GRP fibreglass
- Mastic asphalt
- Upstands and outlets
- Single-ply membranes
- EPDM rubber
- Felt flat roofs
The survey, step by step
The visit has one job: to look at the flat roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes about one to two hours at a typical home, and about three to four hours for a commercial roof. In a small place like Holmwood Corner, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- You let us know about the roof, its covering if you know it, and any leaks.
- The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
- Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
- We check the rooms or spaces under the roof for staining where we can reach them.
- The findings are written up with photos and recommendations and emailed to you.
Getting ready for the survey
- Buyers: confirm access with the estate agent or seller
- Keep pets in another room
- Leave side gates unlocked

Flat roof surveys around Holmwood Corner
Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.
If you live in an older home near Church of St Mary Magdalene, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Anyone responsible for a site like The Weald CofE Primary School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you own a rental within reach of Holmwood station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.
