Flat Roof Survey in Friday Street

- Upstands pulling away from walls
- Water getting in at rooflights
- Edge trims that have lifted or split
When to book a survey in Friday Street
Flat roofs often get walked on for other jobs: cleaning windows, fitting aerials or air conditioning, or clearing gutters. Each visit can damage a covering not made for regular foot traffic. New brackets and fixings through the roof are another common source of leaks.
Most people get in touch after spotting something like this:
- Signs of deflection in the roof deck
- Failed upstands where the roof meets a wall
- Water getting in at rooflights
- Blocked or damaged outlets
Take a building like Belmont Prep School: a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.
Before you book anyone
- How much experience they have with roofs like yours
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- Whether the roof space is looked at, where there is one
- How soon the report will arrive
Flat roof survey in Friday Street
Each type of flat roof has its own weak points. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. If you’ve noticed pools of water lying on the roof and damaged trims at the roof edge, we can find out what’s behind it, whatever the roof.
Somewhere as small as Friday Street, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access in advance. If there are outbuildings or garages with flat roofs, mention them as you book.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What a flat roof survey looks like in Friday Street
About 4.2 miles north lies Polesden Lacey, a reminder of how long the area around Friday Street has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
For an older house near a landmark such as Church of St James, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. For landlords with property near Gomshall station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

What you can safely check yourself
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
What affects the price in Friday Street
Prices vary from roof to roof, and it comes down to:
- How big the roof is
- If the survey needs thermal imaging or a drone
- How complicated the roof is, with its valleys, chimneys and parapets
- Whether it’s a home or a commercial building
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.
Booking your survey
To price your survey accurately, we’ll ask about:
- Where water is showing inside, if it is
- Any photos you have, taken from ground level or a window
- Dates you’re working to, like exchange
- The type of building and roof, such as pitched or flat
If you’re buying, it’s useful to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just call 07833 053749 or send us an email when you’re ready.
Friday Street questions
Is Friday Street within the area you cover?
Yes, Friday Street is covered. We work right across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.
Do you carry out roof surveys in Friday Street?
Yes, Friday Street is one of the places we work. The survey and report are the same in Friday Street as anywhere else, and visits run on weekdays and weekends.
Will you walk on the flat roof?
It depends on what’s safe: on the roof where it is safe, and from windows, nearby vantage points and inside. We never walk on fragile rooflights or sheeting.
Is a flat roof survey the same as a building survey?
No. Our survey covers the flat roof only. It is not a RICS Level 2 or 3 survey of the whole building, and it isn’t a structural engineer’s report. It often sits alongside a buyer’s building survey.
Do you use drones?
Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
What’s in the report?
A report with photographs, explaining the condition of the flat roof, any defects and our recommendations, with the most urgent first where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.
What happens after the survey?
You’ll get the report by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.
How it works
We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. Most visits take roughly 1–2 hours on an ordinary house, and more on a big or complicated roof. In a hamlet or village like Friday Street, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- We agree the roof to be surveyed, its use and any leaks you know about.
- The roof is viewed from safe positions, including the roof itself where that’s safe.
- The covering is checked for wear, splits, blisters and standing water.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- The report, with photos and recommendations, comes to you by email.
How to prepare
- Move anything stored under the loft hatch
- Let us know about any leaks, stains or damp patches you know of
- Check pets are kept safely away

Related advice
What happens if roof problems are left?
Flat roofs cannot normally be seen from the street, so they’re often overlooked. Many owners only find out a roof is worn out when water comes through. A survey every few years stops that from catching you out. Around Friday Street, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.
Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we will tell you which fits.

Before and after the survey
Some practical points come up on survey after survey. They apply to most roofs:
- Ask contractors to protect the roof if they work on it
- Keep records of when the roof was laid and what work has been done
- Watch the ceilings below the flat roof for stains
- Check from a window for ponding after heavy rain
If anything in the report isn’t clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, so you can talk the findings through.
Check the roof from a window after a downpour. Water still lying a day or two later is worth getting looked at.
