Thermal roof surveys for Fairlands homes and businesses

Do you need a thermal roof survey in Fairlands?

After a repair, some owners want to know whether the roof has dried out. Thermal images and moisture readings can suggest whether moisture is still trapped, given suitable conditions on the day.

Common reasons to book include:

  • Damp around chimneys and parapets
  • Missing or slipped insulation
  • Damp around roof outlets and upstands
  • Leaks far from where the stain appears

For site and facilities teams at buildings such as Worplesdon Primary School, thermal images can show where wet insulation sits under a big flat roof.

  • Whether any drone flown is registered with the CAA
  • Will they check the loft as well as the outside?

What a good roof survey covers

Thermal roof survey in Fairlands: what you get

On a flat roof, wet insulation holds heat longer than dry insulation. That means a wet area can show up as a different temperature from the rest of the roof. This can give an idea of how far water has travelled beneath the membrane, something you cannot normally tell from the surface. Moisture readings are then used to check what the camera suggests. We survey flat roofs, pitched roof slopes and commercial roofs, and people most often book us about heat escaping through the roof and water that travels before it shows.

Somewhere as small as Fairlands, older roofs are often steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you can’t get from ground level. Weather and airspace are checked ahead of the visit. Steep slopes and tall chimney stacks are where a close-up view adds the most.

We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible.

What a survey costs

To price your survey, we check:

  • Whether thermal imaging or a drone is needed
  • The type of building, from a house to a block or an office
  • The size of the roof
  • How tall the building is and how easy the roof is to see

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £400, including VAT.

What to let us know when you contact us

When you call or email, these details help:

  • Where water is showing inside, if it is
  • Photos of the roof, taken safely from the ground or a window
  • The reason for the survey, such as buying, a leak or storm damage
  • Whether there’s a loft hatch, a shared roof or tricky access

Most bookings start with a short call: phone 07833 053749 or email us, and we’ll ask about the building and what you need. The price is agreed before a date is set.

Checking the roof from the ground

What you cannot do safely is get up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where it applies.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

Fairlands questions

Is my home in Fairlands listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Do you carry out roof surveys in Fairlands?

Yes, Fairlands is within the area we cover. We cover the whole of London and South East England. You can ring 07833 053749 or send us an email with the address and some details.

How long is the visit?

It usually takes an hour or two for most homes, plus time to check any thermal findings with moisture readings. The report follows by email.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.

Are you structural engineers?

No. We’re roof surveyors, not structural engineers. We’ll recommend an engineer if we see signs that call for one.

Is thermal imaging included in your surveys?

Thermal imaging is included in our Premium Survey, from £400. The Premium Survey also covers a full inspection, drone inspection where it applies, structural analysis and a report on the same day.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

For landlords and managing agents

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.

We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the roof, with photographs.

Flying and imaging in Fairlands

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Steep or complicated roofs are often hard to see from the ground, which is where photos from the air and thermal images help. Guildford Castle, about 2.8 miles south-east, is one of the historic houses in the wider area around Fairlands. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

Take an older house close to St Alban's Church: steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view from the air or with a thermal camera helps.

Fairlands is about 2 miles north-west of Guildford, in Surrey. We visit Fairlands as part of our work across Surrey, for homes and businesses alike. We cover towns and villages across Surrey, from the larger towns to small villages.

Surveys in GU3 are booked the same way as anywhere else. If you need a thermal roof survey at a property on Dynevor Place, Brooke Forest and Kiln Meadows or anywhere close by, we can survey it. Why it’s worth a survey now in Fairlands

Heat lost through a roof costs money every winter. The camera can point to gaps and thin areas in the insulation, so you know where to put things right. For an older or listed building in a place like Fairlands, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. We confirm the price for your roof before you book.

What happens on the day

Safety comes first on every visit. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. The survey usually takes an hour or two for a house, and more on a big or complicated roof. Older rural homes like those around Fairlands can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. You let us know about the roof and any damp, leaks or cold rooms.
  2. We check the conditions and note how they may affect the images.
  3. We inspect the roof and take thermal images during the same visit.
  4. Moisture readings are used to check what the camera shows.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Preparing for the visit

  • Point out any leaks or damp patches
  • For flats, make sure roof access has been agreed
  • Keep pets in another room
