Gutter surveys in Ewhurst

How the survey works

Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes about one to two hours on an ordinary house, while a commercial roof takes nearer three to four hours. Cottages and farmhouses around Ewhurst often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. We agree which parts of the building you’re most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Before the survey

  • Keep pets inside or away from the areas we’re looking at

Gutter survey in Ewhurst

Some gutters are easy to see from the street but plenty of gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We inspect them as far as it is safe to see them using vantage points, the roof space and the roof itself where safe. Hidden gutters are a common source of leaks inside. We are often asked to look into brackets that have dropped or snapped and blocked outlets and hoppers, on parapet and box gutters, outlets and hoppers and eaves gutters.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

If any part of the gutter couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

What we cannot see

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • Confirming asbestos in older rainwater goods
  • The inside of a downpipe along its whole length
  • Rot or damp concealed behind fascias or inside walls

If in doubt, call 07833 053749 or email us and we will point you to the right survey. The full list of what we check.

What we look at

  • Eaves gutters
  • Valley gutters
  • Downpipes
  • Parapet and box gutters
  • Outlets and hoppers
  • Fascias and soffits

How we price gutter surveys

A few things affect what a survey costs:

  • How many separate roofs there are, such as extensions, dormers and garages
  • The roof’s overall size
  • Which survey package you book
  • The use of thermal imaging or a drone

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 inc. VAT. We can help you choose the package that fits what you’d like to know.

Helping us price your survey

If you can, have these to hand when you get in touch:

  • Where any leaks, stains or damp patches show inside
  • Where the property is, with the postcode
  • Pictures from the garden or a window, if you have them
  • How the loft is reached, if there is one

Most bookings start with a short call: phone 07833 053749 or use the contact form. The price is agreed before a date is set.

When to book a survey in Ewhurst

Lots of tiled and slate roofs carry moss, and rain washes it down into the gutters. Mixed with grit from the roof, it settles as silt that holds water in the gutter and lets weeds take root.

We are frequently asked to look at:

  • Fascia boards damaged by overflowing water
  • Downpipes that are split or coming away
  • Water backing up from a hidden gutter
  • Gutters that have fallen out of line

If you live in an older home near Church of St Peter and St Paul, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What to check before booking

  • Which viewpoints they use to see the roof
  • Whether any drone flown is registered with the CAA
  • Their insurance cover
  • How much experience they have with roofs like yours

What to expect from a roof survey

Landlord and commercial surveys in Ewhurst

Where a roof is shared: we need access agreed with the freeholder or managing agent. Tell us about it when you book and we will plan the visit with that in mind.

Common questions in Ewhurst

Is my home in Ewhurst listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you survey roofs for landlords with property near Ockley station?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Can you inspect my roof with a drone?

Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.

Can you give me structural calculations?

No. We’re roof surveyors, not structural engineers. We’ll recommend an engineer if we see signs that call for one.

Gutter surveys around Ewhurst

An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you look after a building such as Ewhurst CofE Aided Infant School, a written record of a large roof helps plan work for the holidays rather than in term time. Homes near green spaces like Sayer's Croft LNR can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

Different roofs, different checks

Fascias and soffits

Most gutters are fixed to the fascia, so rot in the boards can loosen the whole run. Damaged or stained boards are recorded.

Cast iron gutters

Plenty of period homes still have cast iron rainwater goods. Kept painted, they can last a long time but corrode once the paint wears off.
