Flat roof survey in Ewhurst

Flat roofs deal with rain in a very different way from pitched ones. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. The surface, the falls, the upstands and the trims are all looked at closely, and we note any sign that the deck below has got wet. The aim is to find problems before they show up as a stain on a ceiling. If you’re worried about blistering in felt or asphalt and cracked or split membrane, we can find out what’s behind it, on GRP fibreglass, EPDM rubber and felt flat roofs alike.

Flat roofs on exposed homes in small places like Ewhurst take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are typically the first part of a flat roof to go.

What you get is a clear record of the flat roof on the day we saw it. That makes it useful now and a handy reference later, such as when you want to compare after future work.

The survey, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect between one and two hours for a small flat roof at home, and longer for a large commercial one. In a hamlet or village like Ewhurst, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Getting ready for the survey

  • If it is not your property yet, arrange access through the agent
  • Unlock side gates and any roof access doors
  • Agree roof access with the managing agent if it is shared

Checking the roof from the ground

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Signs you need a flat roof survey in Ewhurst

No flat roof covering lasts for ever. Around 15 to 20 years is common for felt, while EPDM frequently lasts 30 to 50 years and GRP up to about 30, although how well it was laid and looked after matters a great deal. A survey shows how yours is holding up, whatever its age.

Problems we come across frequently include:

  • Signs of deflection in the roof deck
  • Gaps at upstands and abutments
  • Edge trims that have lifted or split
  • Outlets choked with leaves and silt

If your home is one of the older ones in the streets near Church of St Peter and St Paul, the flat roofs on later extensions tend to wear out long before the main roof.

What to check before booking

  • Whether the inside of the roof is included
  • What follow-up you get after the report
  • What experience they bring
  • Whether any drone flown is registered with the CAA

Common questions in Ewhurst

How do I find out if my home in Ewhurst is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Will you come out to Ewhurst?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Will you photograph what you find?

Yes, every report has them. Pictures sit next to the findings they show, so you can see what we mean.

Can you give me structural calculations?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. We’ll talk about access when booking.

Do you look for flat roof leaks?

We check the covering and every detail where leaks commonly start, and photograph anything that could be letting water in. Where the source isn’t obvious, a roof leak investigation or electronic leak detection may be the next step.

Why get it checked now?

Waiting for a stain inside means the water has already got through the layers. A survey can find worn areas and failing details before that point, while there is still time to plan the work. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.

What we can’t see

No survey can tell you everything, and it is better to know them up front. Bear these in mind:

  • An exact number of years the roof has left
  • Testing older roof sheets for asbestos
  • Hidden layers beneath the covering

If in doubt, call 07833 053749 or drop us an email and we will recommend the right survey. What our survey covers.

Flat roofs in Ewhurst

An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

For landlords with property near Ockley station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. For site and facilities teams at buildings like Ewhurst CofE Aided Infant School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.
