Flat roof surveys for homes and businesses in Ewhurst Green

Standing water is one of the first things we look for on a flat roof. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. Where the deck may be a structural issue, our report says a structural engineer should look at it. If you’ve noticed blistering in felt or asphalt and failed upstands where the roof meets a wall, we can find out what’s behind it.

Some older homes in villages like Ewhurst Green are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

We keep jargon out of it: if work is needed, the report says so clearly.

Ewhurst Green questions

Do you cover smaller places like Ewhurst Green?

Yes, Ewhurst Green is on our map. A small place gets exactly the same survey as a big one.

Does a conservation area affect roof work in Ewhurst Green?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Do you survey commercial flat roofs?

Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. We quote bigger roofs on their size and how they’re reached, so please ring 07833 053749 or drop us an email with the details.

What’s in the report?

A written report with photos, explaining the condition of the flat roof, any defects and our recommendations, by urgency where it matters. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

How experienced are you?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.

What happens next?

You’ll get the report by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation.

Do you give a life expectancy for the roof?

There’s no honest way to give an exact number of years. As a guide, felt often lasts around 15 to 20 years, EPDM often 30 to 50 and GRP up to about 30, but your report describes the actual condition.

Common roof problems in Ewhurst Green

No flat roof covering lasts for ever. Around 15 to 20 years is common for felt, while EPDM often lasts 30 to 50 years and GRP up to about 30, although how well it was laid and looked after matters a great deal. A survey shows how yours is holding up, whatever its age.

A survey makes sense if you’ve noticed:

  • Damaged trims at the roof edge
  • A sagging deck under the covering
  • Outlets choked with leaves and silt
  • Gaps at upstands and abutments

The streets around a church such as Church of St Peter and St Paul are often among the oldest in a place, and if yours is one of the older homes nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Choosing a roof surveyor

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Which viewpoints they use to see the roof
  • Their report turnaround times
  • Whether the loft is part of the inspection

What’s in a roof survey

Rented homes, blocks and businesses

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we will plan the visit with that in mind.

What a survey costs

A few things affect what a survey costs:

  • How many separate roofs there are, like extensions, dormers and garages
  • If the survey needs thermal imaging or a drone
  • The type of building, from a house to a block or an office
  • The package you choose: Basic, Standard or Premium

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. You’ll know the price for your survey before booking.

What to tell us when you get in touch

When you call or email, these details help:

  • When you need the report by
  • Any stains, drips or damp patches you’ve seen indoors
  • The kind of building and roof involved
  • Where the property is, with the postcode

If you have photos of the roof, send them over. Take them safely from the ground or a window. To get started, call 07833 053749 or drop us an email.

Flat roof surveys around Ewhurst Green

Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

If you own a rental within reach of Ockley station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. Anyone responsible for a site like Ewhurst CofE Aided Infant School will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

What we can’t see

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • A fixed date for when the roof will need replacing
  • Whether old sheeting or boards contain asbestos
  • The condition of the deck or insulation hidden under the covering

If in doubt, phone 07833 053749 or send us an email and we will point you to the right survey before you book. What a survey covers and does not.

What this survey covers

  • Mastic asphalt
  • GRP fibreglass
  • Felt flat roofs
  • Upstands and outlets
  • EPDM rubber
  • Single-ply membranes

How the survey changes by roof type

Rooflights and upstands

Upstands at walls and parapets need to stay watertight as the building moves. We look for splits, gaps and failed flashings over the top.

Single-ply membranes

Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. The survey looks at welded seams, edges, fixings and signs of damage.

The survey, step by step

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. It typically takes between one and two hours for most houses, though large, tall or awkward roofs take more time. Somewhere as small as Ewhurst Green, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

How to prepare
