About our gutter survey in Peaslake
Damp patches on inside walls, stains below a valley or water running down the brickwork often trace back to the gutters. We check whether gutters, outlets or downpipes are the likely source, as far as can be seen safely. If the evidence points elsewhere, such as a flashing or the roof covering, we’ll say so, with a suggested next step. We survey valley gutters, fascias and soffits and outlets and hoppers, and people most often book us about water spilling over the gutter edge and gutters packed with leaves or moss.
Some older homes in villages like Peaslake are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Rented homes, blocks and businesses
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.
What a gutter survey does not cover
In fairness, there are limits to any roof survey:
- Blockages deep inside downpipes
- Confirming asbestos in older rainwater goods
- Underground drains, which need a CCTV drain survey
If in doubt, phone 07833 053749 or use the contact form and we will suggest the right survey before you book. What our survey covers.
What we look at
- Outlets and hoppers
- Fascias and soffits
- Valley gutters
- Parapet and box gutters
- Downpipes
- Eaves gutters
What you can safely check yourself
It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.
How we price gutter surveys
Every roof is different, so prices are confirmed before you book. These are the things that affect it:
- Features like valleys, chimneys, dormers and parapets
- Extra roofs, like extensions, dormers or garages
- The use of thermal imaging or a drone
- Basic, Standard or Premium
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.
What to tell us when you get in touch
Here’s what helps us most when you contact us:
- Why you want a survey: buying, a leak, a storm or new work
- Dates you are working to, like exchange
- Any marks or damp showing indoors
- Any photos you have, taken from ground level or a window
We confirm the price for the job before you book, so you know the cost up front. Our price is from £150, including VAT. To book, call 07833 053749 or use the contact form.
How it works
We look at the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes an hour or two at a house, depending on how many gutter runs and downpipes there are. Cottages and farmhouses around Peaslake often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are checked from ground level and windows.
- We look at hidden gutters as far as safe access allows.
- Where it is safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
Before we arrive
- Leave side gates unlocked
- Let us know where we can park nearby
- Gather any invoices or paperwork from past roof work

Advice
Gutter surveys in Peaslake: local notes
In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Whichever you have, the details that tend to fail before the covering itself get the closest look. With Chilworth Manor about 4.2 miles north-west, Peaslake sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.
Take an older house close to Church of St Mark: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. For landlords with property near Gomshall station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Other services in Peaslake
Before and after the survey
A few practical points come up again and again on our surveys. They apply to most roofs:
- Have overhanging branches cut back
- Book gutter clearing once a year, more frequently near trees
- Ask for valleys and parapet gutters to be cleared too
- Look for new stains on ceilings below valleys after rain
If anything in the report is not clear, ask us. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person consultation.
Get small faults like a dripping joint or loose downpipe sorted quickly. Left alone, they typically grow and spilled water harms brickwork and woodwork.
Common questions in Peaslake
I let a flat near Gomshall station. Can you check the roof?
Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Do you cover smaller places like Peaslake?
Yes, Peaslake is on our map. A small place gets exactly the same survey as a big one.
Do you test soffits or gutters for asbestos?
No. We don’t test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.
Are you structural engineers?
No. Our survey is not a structural engineer’s report. We will recommend an engineer if we see signs that call for one.
When does the report arrive?
Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline as you book.
Is a CCTV drain survey included?
No, we don’t carry out CCTV drain surveys. The survey covers gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.
Do you survey at weekends?
Yes, weekend visits are possible as well as weekdays. To book, call 07833 053749 or drop us an email.
