Peaslake Electronic Leak Detection
Need electronic leak detection in Peaslake? We can help, with findings in writing and pictures to back them up. Book a weekday or weekend visit.
- Leaks that return after repairs
- Leaks under green or ballasted roofs
- Stains far from any visible defect
Checking the roof from ground level
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Electronic leak detection in Peaslake: what you get
Green roofs, ballasted roofs and roofs under paving are harder to test. The layers on top can limit the methods we can use, and some may need lifting. We talk this through before we quote. Drawings or details of the roof’s layers are useful, as they show what lies beneath the surface. If testing is not possible, we will say so. If you are worried about leaks that return after repairs and leaks through a covered membrane, we can find out what’s behind it, whatever the roof.
In a village or hamlet like Peaslake, flat roofs are typically on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access ahead of time. If there are outbuildings or garages with flat roofs, mention them when you book.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What we’re asked to look at in Peaslake
Holes in a membrane often come from feet, tools or debris. Some are too small to see, but still let water through.
Here are some of the things we see often:
- New membranes needing a check before handover
- Leaks that return after repairs
- Leaks under green or ballasted roofs
- Leaking laps in the waterproofing
Landlords with a home close to Gomshall station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
Before you book anyone
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Whether they hold professional indemnity and public liability insurance
- What happens after the report arrives
- Whether you get a written report with photos

Why get it checked now?
ELD before paving, ballast or planting goes on is simpler. Once layers are added, finding a breach is harder. Older and listed buildings around Peaslake may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

Questions from Peaslake
Does a conservation area affect roof work in Peaslake?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you cover Peaslake?
Yes, Peaslake is one of the places we work. Every survey there gets the same written report with photos.
What do I do with the report?
The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.
How experienced are you?
Over 5,000 surveys so far, over more than 20 years, and 98% of customers are satisfied.
How quickly is the report sent?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.
Is this a RICS survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.
Does ELD include fixing the breach?
No. We test the membrane and report. You get the breach locations with photos so your roofer can fix them.
How it works
We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes longer on a large roof than a small one, with the construction of the roof playing a part too. Somewhere as small as Peaslake, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- We agree the area to be tested.
- We get the roof ready for testing.
- Testing runs across the agreed area.
- We mark the breach locations in our records.
- The report is sent for your roofer to act on.
How to prepare
- Make a note of anything you’d like us to look at
- Agree roof access with the managing agent if it is shared
- Gather any invoices or paperwork from past roof work

Related advice
Before and after the survey
You don’t need to be a roofer to help. Here’s what helps most:
- Keep a note of leaks after rain
- Do not keep patching the same spot
- Make sure trades protect the waterproofing
- Keep foot traffic on flat roofs to a minimum
File the report with your roof paperwork. It shows the condition of the membrane on that date.
Keep people off the flat roof unless they need to be there. Feet and dropped tools are a common cause of holes.
Electronic leak detection around Peaslake
Chilworth Manor, about 4.2 miles north-west, is one of the historic houses in the wider area around Peaslake. If you own one of the older houses, expect a mix of original materials and later repairs on the roof. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
If yours is one of the older homes in the streets near Church of St Mark, the flat roofs on later extensions tend to wear out long before the main roof.

What we look for on each type of roof
EPDM rubber roofs
Some EPDM membranes conduct electricity which can limit electronic testing. We’ll tell you if yours isn’t suitable.
Liquid-applied waterproofing
Liquid-applied coatings form a seamless layer, but can still have thin spots or holes. Whether ELD works depends on the coating and build-up.
