Gutter survey in Mayes Green: what you get

Most gutters hang from the fascia boards at the eaves, so fascias and soffits are part of the survey. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not test for asbestos, but we flag anything that could contain it. We survey outlets and hoppers, valley gutters and fascias and soffits, and the problems we’re asked to look at most are cracked or loose downpipes and leaks at the gutter joints.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

What you can safely check yourself

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What happens if roof problems are left?

A gutter clear-out takes the leaves away but it will not explain why water keeps spilling over. We also check the falls, joints, brackets, outlets and downpipes, so you know whether there is more to it. Older cottages and farmhouses around Mayes Green can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

Common roof problems in Mayes Green

Hidden gutters are often lined with lead or another sheet covering. Splits and blocked outlets in these gutters can send water straight into the building as there is nowhere harmless for it to go. Lead is also a target for theft.

Typical things we are asked to look at include:

  • Gutters overflowing in heavy rain
  • Leaks at the gutter joints
  • Choked outlets or hopper heads
  • Gutters that have fallen out of line

If you own a rental within reach of Ockley station, the gap between tenancies is a good time to have the roof looked at.

What a good roof survey covers

The survey, step by step

On the day, we begin with a quick chat about the roof and anything that is worrying you. After that, we check everything we can see safely, from ground level, from windows, in the loft space and by drone where it applies. Most surveys take roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Older roofs in small places like Mayes Green can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. We send a written report with photos and clear recommendations.

Preparing for the visit

  • Move anything stored under the loft hatch
  • Mention any parking restrictions on your street
  • Keep pets in another room

What affects the cost of gutter surveys

Our packages start from £150, inc. VAT. The price for your roof depends on:

  • If the survey needs thermal imaging or a drone
  • The height of the building and how the roof can be seen safely
  • Which survey package you book

Helping us price your survey

There is no need for technical words. It is enough to let us know:

  • Any photos you have, taken from ground level or a window
  • Your timetable, such as an exchange date
  • What made you get in touch
  • Access details, like a loft hatch or a shared roof

Questions from Mayes Green

Is Mayes Green within the area you cover?

Yes. Mayes Green is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

Is my home in Mayes Green listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

When is the best time for a gutter survey?

Whenever suits you. If water is already spilling over, book sooner rather than later, because the walls take the water.

Do you climb onto every roof?

Only where it’s safe to do so. We inspect what can be seen safely: from ground level, from windows, from inside the loft space, from the roof where it’s safe and by drone where applicable. Anything we cannot see is noted in the report.

Will you check the loft?

Where it’s relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch.

How much is a gutter survey?

Our price is from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. For a price, phone 07833 053749 or send us an email.

What happens next?

You’ll get the report by email, with photos and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

Local roofs in Mayes Green

In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.

If your house is among the older ones in the streets near Church of St John the Baptist, its roof may have old fixings, lead flashings and chimneys that need a closer look. Trees in and around Wallis Wood shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.
