About our pre-purchase roof survey in Mayes Green
A Basic Survey starts from £150, while Standard starts from £250 and Premium from £400, including VAT. The Standard Survey adds moisture detection and a structural check. Premium goes further, with thermal imaging, a drone where applicable and a same-day report. Pick the one that fits the property. All three include a photo-illustrated written report and recommendations. If you’re worried about old water stains in the roof space and a ridge or slope that dips, we can find out what’s behind it, whatever the roof.
Older buildings in small places like Mayes Green may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it’s worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
Every survey ends with a written report, with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

Common questions in Mayes Green
Do you cover smaller places like Mayes Green?
Yes. Mayes Green is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Just mention lanes, gates or anything else about the route when booking.
Is Mayes Green in the area you cover?
Yes, Mayes Green is one of the places we work. Every survey there gets the same written report with photos.
Can you inspect my roof with a drone?
Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
When is the best time to have the roof checked when buying?
The sooner after your offer is accepted, the better. You need the report before you exchange, while you can still ask questions and negotiate.
How quickly will I get the report?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Reports are emailed with photos included.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so we need permission from whoever owns or manages the building. We inspect only the parts we are allowed to reach.
Do you need to go inside the property?
Where possible, yes. The loft tells us a lot about the roof, and upstairs windows give useful views. The agent or seller can arrange entry.
What we are asked to look at in Mayes Green
A chimney stack stands out in the wind and rain. Pointing crumbles, flaunching cracks and flashings lift. A stack may be shared with the neighbours, which can affect how any work is arranged.
Most people get in touch after spotting something like this:
- Ponding, blisters or splits on a flat roof
- A ridge or slope that dips
- Slates or tiles that have slipped or gone
- Cracked flaunching or crumbling chimney pointing
If you own a rental within reach of Ockley station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.
Questions to ask before booking
- What’s outside the scope of the survey
- What the report includes, and whether it has photographs
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Whether the price includes VAT

What else we do in Mayes Green
Before and after the survey
These tips come from what we see on roofs every week:
- Check we’ll be able to get into the loft space
- Notice patches of new decoration in top-floor rooms
- Ask when the roof was last worked on
- Arrange the survey as soon as your offer is agreed
With Standard, you get a follow-up consultation, while Premium includes a consultation in person. If anything in the report is not clear, ask us.
Check the roof from the garden and the street after a storm. Pieces of slate or tile in the garden mean something has moved. Dealing with them early keeps water out.
Why get it checked now?
It’s tempting to skip the roof to keep a sale moving. Weekend visits are available as well as weekdays, and a Premium report comes the same day, so it can fit around a tight timetable. For older village homes like those around Mayes Green, the right replacement materials aren’t always easy to find quickly. That’s one more reason to find defects before they become urgent.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.
Why us?
- Professional indemnity and public liability insurance
- Thermal imaging and drone inspection where they help
- Over 5,000 surveys carried out
- An independent view of the roof
Rented homes, blocks and businesses
Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photographs included.
If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or email us.
How it works
We work from the outside in: outside views come first, then the loft space if there is safe access. In total, it takes an hour or two at most homes, and about three to four hours for a commercial roof. Cottages and farmhouses around Mayes Green often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the roof space is agreed beforehand.
- We start outside, looking at the roof from ground level and from vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Before we arrive
- Keep pets in another room
- Tell us where we can park nearby
- Buyers: confirm access with the estate agent or seller

Mayes Green homes and their roofs
An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.
The streets around a church like Church of St John the Baptist are often among the oldest in a place, and if your house is among the older ones nearby, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.
