Common questions in Boundstone
Is my home in Boundstone listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Can a landlord with a rental near Farnham station book a roof survey?
Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.
Is a Saturday or Sunday visit possible?
Yes. Surveys are carried out seven days a week. Just phone 07833 053749 or drop us an email to arrange a day.
What’s the price of a gutter survey?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. For a price for your building, call 07833 053749 or use the contact form.
Do you survey underground drains?
No, we don’t carry out CCTV drain surveys. The survey covers gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.
How much time does the visit need?
A visit normally takes between one and two hours for most houses, though large, tall or awkward roofs take more time. You will know roughly how long when we arrange the visit.
How experienced are you?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.
Gutter surveys for homes and businesses in Boundstone
Gutters are usually fixed to fascia boards, so fascias and soffits are part of the survey. Long-term overflowing can soften and rot timber boards and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We don’t test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. Common reasons to book are gutters packed with leaves or moss and hoppers and outlets full of debris, across eaves gutters, parapet and box gutters and outlets and hoppers.
In a smaller place like Boundstone, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A careful look shows whether anything has started to loosen before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.
Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photograph. You will see the good as well as the bad.

Checking the roof from the ground
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.
Landlords, agents and block managers in Boundstone
Letting agents and landlords in Boundstone book surveys as well as homeowners. The report gives you a dated record of the gutter, with photographs, useful for planning maintenance.
Letting agents can arrange access with tenants. We survey on any day of the week, which can make access easier.
What happens if roof problems are left?
Clearing gutters removes the debris, but it does not tell you why a gutter overflows. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Tradespeople may need to travel further to a smaller place like Boundstone, so it helps to plan roof work rather than call someone out in a hurry. Knowing early gives you time to get the right people in.
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

Boundstone homes and their roofs
In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first. Farnham Castle, about 2 miles north, is one of the historic houses in the wider area around Boundstone. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
If you look after a building like St Peter's CofE Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. The streets around a church such as St Timothy are often among the oldest in a place, and if your home is one of the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. If you own a rental within reach of Farnham station, a roof report helps you deal with small faults before they turn into a call from a tenant.

What else we do in Boundstone
What we do, step by step
Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe vantage point, take photos as we go and make notes for the report. It typically takes an hour or two for most houses, though large, tall or awkward roofs take more time. For a survey in Boundstone, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.
- We start with what you’ve noticed, like damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- The roof space is checked for staining, where it can be reached safely.
- A written report with photos and recommendations follows.
Before the survey
- Tell us where we can park nearby
- Have any questions written down, so nothing gets missed
- If the roof is shared, arrange access with whoever manages the building

How we price gutter surveys
Survey packages start from £150, inc. VAT. The price for your roof depends on:
- Features like valleys, chimneys, dormers and parapets
- Commercial roofs and larger buildings
- The size of the roof
- The number of roofs, including extensions and garages
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.
What we need to know
A few details help us point you to the right survey and price. When you contact us, tell us:
- Pictures of the roof from a safe spot, if you have them
- The type of building and roof, like pitched or flat
- Your postcode, so we can check access and travel
- The reason for the survey, such as buying, a leak or storm damage
Every survey is priced before it is booked, so you know where you stand. Our price is from £150, including VAT. For a price for your roof, ring 07833 053749 or send us an email.
Useful tips for Boundstone property owners
Nothing here needs a ladder. A few suggestions:
- Watch for green marks down the brickwork
- Have overhanging branches cut back
- Check for spilling water in a downpour
- Look for downpipes coming loose
If anything in the report is not clear, ask us. With the Standard Survey there’s a follow-up consultation, and the Premium Survey includes an in-person consultation.
Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but you cannot check them from the street, so check they’re included in any clearing work.
