Roof by roof

Fascias and soffits

Most gutters are fixed to the fascia, so a rotten fascia can let the gutter drop. We note soft, stained or damaged boards we can see.

Cast iron gutters

A good many period homes still have cast iron rainwater goods. Kept painted, they can last a long time but corrode once the paint wears off.

How a gutter survey works in Downside

Most gutters hang from the fascia boards at the eaves, so we check the fascias and soffits too. Water that overflows for long enough can rot timber fascias and stain the soffits below. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We do not test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. Typical surveys look at joints that drip after rain and brackets that have dropped or snapped, across downpipes, valley gutters and eaves gutters.

In a village or hamlet like Downside, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What affects the price in Downside

Several things affect the price of a survey:

  • The number of roofs, including extensions and garages
  • Whether you choose the Basic, Standard or Premium Survey
  • How complicated the roof is, with its valleys, chimneys and parapets
  • How tall the building is and how easy the roof is to see

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

What to let us know when you contact us

A few details help us recommend the right survey and price. When you get in touch, it helps to mention:

  • The property’s address and postcode
  • The reason for the survey, like buying, a leak or storm damage
  • How the loft is reached, if there is one
  • The style of property, from a terrace to a block

You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, ring 07833 053749 or email us.

What happens on the day

Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes between one and two hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Rural addresses near Downside can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We start by hearing about any drips, overflows or damp patches.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. We look in the roof space, where there is safe access, for signs of water getting in.
  5. We send a written report with photos and clear recommendations.

How to prepare

  • Clear the way to the loft hatch
  • Dig out any old roof reports or invoices
  • If the roof is shared, arrange access with whoever manages the building

Useful tips for Downside property owners

A little preparation and a few simple habits help. Our tips:

  • Get the gutters cleaned out every year
  • Watch the gutters during heavy rain
  • Note any damp stains below the gutters
  • Include valley, parapet and box gutters when clearing

If anything in the report isn’t clear, ask us. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person consultation.

Get trees and climbers near the eaves trimmed back using someone with the right kit. Less debris means fewer blocked outlets.

Your questions about gutter surveys in Downside

Can the survey be at a weekend?

Yes. Surveys are carried out on weekdays, Saturdays and Sundays. Just phone 07833 053749 or drop us an email to arrange a day.

Local roofs in Downside

Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. Byfleet Manor, about 2.7 miles north-west, is one of the historic houses in the wider area around Downside. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead.

For site and facilities teams at buildings like St Matthew's CofE Aided Infant School, a written record of a large roof helps plan work for the holidays rather than in term time. If you let a flat or house near Cobham & Stoke Dabernon station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. The streets around a church such as St Michael's Chapel are often among the oldest in a place, and if you own one of the older houses nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What we can’t see

Without opening up the roof, some things stay hidden, and that sets some limits:

  • The inside of buried drains
  • Hidden sections we cannot view safely
  • Damage hidden inside walls or behind boards
