Why act early in Downside

A few slipped slates can soon lead to wet timbers. Getting it recorded and repaired sooner is usually better. Where a roof is exposed, as many are in small places like Downside, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Storm damage roof report in Downside

A storm damage roof report is priced from £150. It’s a report with photographs, sent by email. It isn’t a repair quote and doesn’t include repair costs, so ask a roofer to quote for the work. Your insurer may also send its own loss adjuster. Our report gives you an independent record of the damage and its likely cause. We survey slate and tile slopes, chimney stacks and flat roofs, and common reasons people get in touch are new damp or leaks inside and slates and tiles blown off the roof.

Roofs in small places like Downside often stand in the open, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A record with photos is useful if you need to show the damage to anyone else.

What you get is a clear record of the roof on the day we saw it. It’s useful right away, and a good reference for later.

What affects the cost of storm damage roof reports

When we price a survey, we consider:

  • The roof’s overall size
  • Building height and the viewpoints available
  • The type of building, from a house to a block or an office
  • Whether you choose the Basic, Standard or Premium Survey

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

What we need to know

We’ll normally ask about:

  • Any marks or damp showing indoors
  • Where the property is, with the postcode
  • What kind of property and roof it is
  • Whether there is a loft hatch, a shared roof or tricky access

Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, call 07833 053749 or use the contact form.

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in.

How it works

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey normally takes about 1–2 hours for most houses, though large, tall or awkward roofs take more time. For a village or hamlet like Downside, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. We note the date of the storm and the damage you’ve seen.
  2. The roof is inspected from safe positions.
  3. We record and photograph the damage.
  4. We note the likely cause and any signs of older wear.
  5. We send you the report by email for your insurer.

Before the survey

  • Make a note of anything you’d like us to look at
  • Gather any invoices or paperwork from past roof work
  • Check the loft hatch can be reached

What this survey can’t tell you

It is a careful look at the roof, not the whole story. The main limits are:

  • Damage hidden under coverings or inside the structure, without opening up
  • Whether your insurer will pay the claim
  • Estimates of repair costs

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before booking. The full list of what we check.

Wind, rain and roofs in Downside

About 2.7 miles north-west lies Byfleet Manor, a reminder of how long the area around Downside has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Each of these roof types has its own typical places for water to get in.

Take a building like St Matthew's CofE Aided Infant School: water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. If you let a flat or house near Cobham & Stoke Dabernon station, a clear finding on where water gets in helps you brief a roofer right away. The streets around a church such as St Michael's Chapel are often among the oldest in a place, and if your home is one of the older ones nearby, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

Questions from Downside

Do you cover smaller places like Downside?

Yes, Downside is covered. Our area covers London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Is my home in Downside listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How many surveys have you done?

We’ve completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

Does your report mean my claim will be accepted?

That is not something we can promise. Insurers decide claims on their own policy wording. What we provide is an independent record of the damage.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

How much is a storm damage roof report?

Our price is from £150, including VAT. Larger or more complex roofs are quoted for their size. It doesn’t include repair costs, so you will need a roofer’s quote for those.

Do you look in the roof space?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

Tips from our surveys

Some practical points come up on survey after survey. They apply to most roofs:

  • Take photos of stains and damp inside
  • Get a roofer to make the roof safe if needed
  • Keep any slates, tiles or debris that fall, if it is safe to do so
  • Keep a note of the date of the storm

If you’re unhappy with how your insurer handles the claim, you can complain to them first. If that doesn’t resolve it, the Financial Ombudsman Service may be able to help.

Clear gutters and outlets before the stormy months. Blocked drainage can add water damage to wind damage.
