About our gutter survey in Meadvale
A gutter needs a steady fall towards its outlet to drain properly. When brackets sag or joints part, water pools, drips and spills over at the low points. We check the line of each run as far as we can see it and look at the brackets and downpipe clips. Recommendations are written down and prioritised by urgency where relevant. If you’ve noticed hoppers and outlets full of debris and gutters packed with leaves or moss, we can find out what’s behind it.
In a smaller place like Meadvale, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are typically where the work is. Nails and battens under older coverings frequently give out before the slates or tiles themselves.
Every survey ends with a written report, with photographs, sent by email. It explains the condition of the gutter, the defects we found and what we recommend.

What a gutter survey doesn’t cover
Without opening up the roof, some things stay hidden, and that sets some limits:
- Gutters out of sight from every safe viewpoint
- Rot or damp concealed behind fascias or inside walls
- Pipes below ground level
If in doubt, phone 07833 053749 or use the contact form and we’ll point you to the right survey before booking. The full list of what we check.

How the survey changes by roof type
Cast iron gutters
Cracks often open on the back of cast iron downpipes, so we look closely at the walls around them.
Fascias and soffits
Fascias carry the gutters, so rot in the boards can loosen the whole run. We note soft, stained or damaged boards we can see.
Signs you need a gutter survey in Meadvale
Sometimes a gutter struggles with the area of roof draining into it. An extension or extra roof slope can add water to an existing gutter, and a heavy downpour shows up the problem.
Here are some of the things we see frequently:
- Sagging gutters and loose brackets
- Valley or box gutters that overflow inside
- Soffits marked by water
- Gutters full of debris and silt
If you own a rental within reach of Earlswood (Surrey) station, a dated record of the roof is useful when planning maintenance across a let.
What to check before booking
- Whether the price includes VAT
- What they won’t be able to tell you
- Whether you can ask questions once you have the report
- Which parts of the roof they’ll actually see
Why it is worth a survey now in Meadvale
Clearing gutters removes the debris, but it doesn’t tell you why a gutter overflows. We also check the falls, joints, brackets, outlets and downpipes to show whether something else is wrong. In a smaller place like Meadvale, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Each storm lifts it a little further, and water follows.
The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We can help you choose the package that fits what you’d like to know.
Why book with us
- Clear package prices, with VAT included
- Two decades and more of roof surveys
- A sub-250g drone, flown with a CAA Flyer ID and Operator ID
- Insured for professional indemnity and public liability
Should I look at the roof myself first?
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in.
How the survey works
You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. A typical survey takes roughly 1–2 hours on an ordinary house, or half a day or so for a commercial building. A visit to Meadvale is planned like any other: the time, the access and where to park are agreed ahead of time. Visits can be on weekdays, Saturdays or Sundays. Tell us about any garages, outbuildings or extensions you want included.
- We start with what you’ve noticed, like damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- The loft space is checked for staining, where it can be reached safely.
- A report with photographs and recommendations follows.
Before we arrive
- Unlock side gates and any roof access doors
- Mention any parking restrictions on your street
- Point out any leaks or damp patches

Meadvale: your questions answered
I let a flat near Earlswood (Surrey) station. Can you check the roof?
Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.
Is Meadvale in the area you cover?
We do. The survey and report are the same in Meadvale as anywhere else.
Are you insured?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Is it a structural engineer’s report?
No. We’re roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we will recommend one.
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
What happens next?
You’ll get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.
Can a gutter survey explain damp on my walls?
We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We cannot see inside walls, so we report on what’s visible.
What a gutter survey looks like in Meadvale
Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.
Living close to Earlswood Common is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. Shop and office owners around The Belfry may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks.
