Gutter survey in Paynes Green: what you get

Most gutters hang from the fascia boards at the eaves, so we check the fascias and soffits too. Long-term overflowing can soften and rot timber boards and stain the soffits below. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We do not carry out asbestos testing, but we flag anything that could contain it. If you’ve noticed gutters packed with leaves or moss and brackets that have dropped or snapped, a survey will tell you what’s going on, whatever the roof.

In a small place like Paynes Green, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Paynes Green questions

Do you cover smaller places like Paynes Green?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is my home in Paynes Green listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

How do I arrange a gutter survey in Paynes Green?

To arrange a survey, ring 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

Could my damp wall be caused by the gutters?

We check whether rainwater from the gutters is reaching the wall, through overflows, drips or damaged downpipes. We cannot see inside the wall itself, so the report covers what can be seen.

What do I do with the report?

The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

What’s in the report?

You get our findings in writing, part by part, with photos. The most urgent items are made clear.

What we look for on each type of roof

Cast iron gutters

Cracks frequently open on the back of cast iron downpipes, so we check the wall behind for staining.

Lead-lined valley and parapet gutters

Lead gutters need their linings, steps and outlets in good order as far as they can be seen safely. Lead is also a target for theft.

Useful tips for Paynes Green property owners

Getting the most from a gutter survey starts before we arrive and carries on afterwards. Some tips:

  • Look for downpipes coming loose
  • Book gutter clearing once a year, more often near trees
  • Watch for green marks down the brickwork
  • Get trees that overhang the gutters trimmed

Report times depend on the package you choose: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. It’s sent to you by email once it is done.

Don’t forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but you can’t check them from the street, so check they’re included in any clearing work.

Why it is worth a survey now in Paynes Green

Damp walls are sometimes blamed on the wrong thing. If a leaking gutter or downpipe is the source, other work on the wall won’t stop it. A gutter survey helps rule the rainwater system in or out. In a place like Paynes Green, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Gutter surveys in Paynes Green: local notes

Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.

If you let a flat or house near Ockley station, the gap between tenancies is a good time to have the roof looked at. Living close to Wallis Wood is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

Paynes Green is about 4 miles north-west of Horsham, in Surrey. We survey roofs in Paynes Green and the surrounding area across London and South East England. Paynes Green is one of the places in Surrey where we work. Our Crawley page covers surveys nearby.

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, call 07833 053749 or drop us an email with the addresses.

Letting agents can arrange access with tenants, at a time agreed ahead of time. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

What we do, step by step

After the inspection, everything we found is written up in a report with photographs, sent to you by email. On timing, most surveys take an hour or two at a house, depending on how many gutter runs and downpipes there are. In a small place like Paynes Green, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First, you tell us what you’ve seen, like overflows or damp.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. We send a written report with photos and clear recommendations.

Advice

Checking the roof from ground level

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.
