How a chimney survey works in Paynes Green
Many terraced and semi-detached homes share their chimney stacks with a neighbour. We look at everything that’s safely in view and what the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it and you can then discuss it with them. Everything is written up with photos and what we recommend. Common reasons to book are eroded joints in the brickwork and gaps in the mortar around the pots, on brick chimney stacks, chimney pots and cowls and chimney breasts.
Somewhere as small as Paynes Green, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is normally the chimneys and lead flashings that need work first.
The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to, and recommendations are put by urgency where it matters.

Your questions about chimney surveys in Paynes Green
Can a landlord with a rental near Ockley station book a roof survey?
Of course. We just need to know who will give access, and the report can go straight to you or your agent.
Will you come out to Paynes Green?
Yes, Paynes Green is covered. Our area covers London and the South East, from towns to the smallest villages. Longer journeys are simply planned ahead of time.
Do you take photos of the roof?
Yes, every report has them. Each finding is shown in a picture where possible, so you can see what we mean.
How fast do I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.
Is it a structural engineer’s report?
No. Our survey is not a structural engineer’s report, and it doesn’t include calculations. We’ll recommend an engineer if we see signs that call for one.
Is a leaning chimney dangerous?
A leaning stack should be looked at. Our survey notes how it looks and the condition of the bricks and joints, and if it may be a structural issue, we recommend a structural engineer.
What does a roof survey cost?
Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.
What this survey can’t tell you
A survey is a careful look at the chimney stack, but it can’t do everything. The main limits are:
- What’s inside the brickwork or behind render, without opening up
- Whether a stack needs rebuilding on structural grounds
- Hidden sides of a shared stack
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before you book. The full list of what we check.
What we look at
- Brick chimney stacks
- Lead flashings
- Shared and party-wall stacks
- Chimney breasts
- Chimney pots and cowls
- Flaunching
How the survey works
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes roughly 1–2 hours at a typical home, and more on a big or complicated roof. In a small place like Paynes Green, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- You let us know how many stacks there are and any damp or problems you’ve noticed.
- We inspect each stack from safe viewpoints outside.
- We check and photograph the pots, cowls, flaunching, pointing and flashings.
- Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
- The findings are written up with photos and recommendations and emailed to you.
Before we arrive
- Move anything stored under the loft hatch
- For flats, make sure roof access has been agreed
- Mention any parking restrictions on your street

Chimney surveys around Paynes Green
Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned.
Trees in and around Wallis Wood shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.
Paynes Green is about 4 miles north-west of Horsham, in Surrey. We survey roofs in Paynes Green and the surrounding area across London and South East England. Across Surrey, we cover Paynes Green. We also survey roofs in Crawley.

Can I check my roof myself?
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
Common roof problems in Paynes Green
TV aerials, satellite dishes and their brackets are often fixed to chimneys. Their weight and the wind on them can loosen bricks and pointing. Any fixings on the stack are checked and recorded.
Problems we come across frequently include:
- Eroded joints in the brickwork
- Flaunching that has broken away
- A chimney out of line
- Gaps where the stack meets the roof
If you own a rental within reach of Ockley station, a roof report helps you deal with small faults before they turn into a call from a tenant.
Choosing a roof surveyor
- When you’ll get the report
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Whether the loft space is looked at, where there is one
- How much experience they have with roofs like yours
Practical tips
You do not need to be a roofer to help. Here’s what helps most:
- Make sure unused flues are capped with ventilation
- Use a Gas Safe registered engineer for gas appliances
- Look at the chimneys with binoculars after a storm
- Keep the report to compare against at the next survey
Once we’ve been, the findings are written up with photos. It explains the condition of each part of the stack and any damp inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.
Make sure fixings on the stack are sound and taken off if they’re no longer needed. Less load on the stack means less strain in wind.
