Chimney survey in Forest Green

Each stack is looked at from the safest viewpoints available: the ground, nearby windows and higher points, and the loft space where it is safe. With our Premium Survey, a drone inspection is included where it applies. If we cannot see part of the stack, the report makes that clear. Every defect we find is photographed and described in plain words. If you are worried about cracked or missing flaunching and signs that a stack is leaning, we can find out what’s behind it, on lead flashings, chimney breasts and brick chimney stacks alike.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What a chimney survey looks like in Forest Green

Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

Living close to Wallis Wood is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. If your house is among the older ones in the streets near Holy Trinity, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Forest Green is about 6 miles south-west of Dorking, in Surrey. In Forest Green, as across Surrey, every roof gets the same careful survey. We cover towns and villages across Surrey, from the larger towns to small villages. There is also a page for Crawley.

What we do, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours at a house, as part of a look at the roof around the stack. If you have questions on the day, just ask. Somewhere as small as Forest Green, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know how many stacks there are and any damp or problems you’ve noticed.
  2. The stacks are looked at from ground level, from windows and from other safe vantage points.
  3. Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
  4. We check the chimney breasts and the stack in the loft space where we can reach them.
  5. You get a written report with photos and our recommendations.

How to prepare

  • Move anything stored under the loft hatch
  • Have any questions written down, so nothing gets missed
  • Keep pets inside or away from the areas we are looking at

Different roofs, different checks

Brick stacks

Many older stacks were built with lime mortar. Repairs should suit the original materials, which we mention where relevant.

Chimney breasts and the loft

Inside, chimney breasts can show damp when water gets into the stack. We check the breasts and the stack in the loft space where we can reach.

Forest Green questions

I let a flat near Ockley station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or send us an email with the address and what you need.

Do you cover smaller places like Forest Green?

Yes. Forest Green is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

Do you inspect shared chimneys?

Yes. We inspect what can safely be seen and what you give us access to. If a defect seems to be on your neighbour’s side, the report records it, so you can discuss it with them.

How fast do I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.

Can you give me structural calculations?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Will I get photos?

Yes, plenty. Each finding is shown in a picture where possible, so you can see what we mean.

Does this replace a RICS home survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Checking the roof from the ground

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where applicable.

Common roof problems in Forest Green

TV aerials, satellite dishes and their brackets are frequently fixed to chimneys. The extra load in wind can work bricks and joints loose. Any fixings on the stack are checked and recorded.

It is worth booking a survey if you’ve seen:

  • A stack that appears to lean
  • Damaged chimney pots and cowls
  • Flashings pulling away from the stack
  • Flaunching that has broken away

If you own a rental within reach of Ockley station, a dated record of the roof is useful when planning maintenance across a let.

Before booking anyone

  • What they will not be able to tell you
  • What the report includes, and whether it has photos
  • Is VAT included in the price?
  • Are they insured for the work?

What’s in a roof survey

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Hidden sides of a shared stack
  • Gas safety checks, which need a Gas Safe registered engineer
  • Flue inspections or sweeping

If in doubt, ring 07833 053749 or use the contact form and we will recommend the right survey. What our survey covers.
