Roof surveys in Forest Green

Roof survey in Forest Green

People book a roof survey for all sorts of reasons. Some have spotted a stain or a slipped slate, others want a check before selling or after years without one. The approach is the same in each case: a careful look, then a clear written report. We survey on weekdays and at weekends, so finding a time is rarely difficult. We are often asked to look into lifted, split or missing lead flashings and slipped, cracked or missing slates and tiles, on the roof space, chimney stacks and natural slate.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What we do, step by step

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes between one and two hours for a house, while a commercial roof takes nearer three to four hours. Older rural homes like those around Forest Green can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there is safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Getting ready for the survey

  • Note where any stains or damp appear
  • Leave side gates unlocked
  • Have any questions written down, so nothing gets missed

When you need someone else

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Walls, floors and services below the roof
  • Faults hidden behind ceilings or boarding
  • Whether the roof structure meets design loads

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer before you book. The full list of what we check.

Rented homes, blocks and businesses

Any of our surveys can be booked by landlords, agents and building managers in Forest Green. To discuss a property or a block, phone 07833 053749 or drop us an email.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we’ll plan the visit with that in mind.

What we look for on each type of roof

Concrete interlocking tiles

Mortar at ridges and verges often cracks on tiled roofs. Loose ridges and gaps in the mortar are recorded.

Lead flashings and valleys

Most leaks begin at a joint rather than the middle of a slope. That’s why we look at them closely.

What happens if roof problems are left?

A small roof defect usually gets bigger. A single gap lets water onto the timbers underneath, and damp timber slowly weakens. Finding it early keeps the work smaller. Older cottages and farmhouses around Forest Green can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the exact price before booking.

Questions from Forest Green

How do I find out if my home in Forest Green is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you cover smaller places like Forest Green?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

What’s the best way to book?

Just call 07833 053749 or drop us an email with the address. After a few questions, we confirm the price and fix a day.

How much does a roof survey cost in Forest Green?

Prices start from £150, including VAT. We confirm the price for your roof before booking. For a price, call 07833 053749 or send us an email.

Are you insured?

Our cover is professional indemnity plus public liability, and details are available on request.

Do you carry out asbestos surveys?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.

What if it rains on the day?

A survey can usually go ahead in light rain. Strong wind or a downpour can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather is not suitable.

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Roof surveys in Forest Green: local notes

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

For an older house near a landmark like Holy Trinity, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you let a flat or house near Ockley station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Living close to Wallis Wood is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.
