Coldharbour: your questions answered

Will you come out to Coldharbour?

Yes, Coldharbour is covered. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

How do I find out if my home in Coldharbour is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you survey underground drains?

No, we don’t carry out CCTV drain surveys. We check gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.

Can you tell me if my old gutters contain asbestos?

No. We do not test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Do you look in the roof space?

If there’s a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.

Is it a structural engineer’s report?

No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

Will you look at parapet and box gutters as well?

Yes. These gutters often cause leaks indoors when they block, so they’re an important part of the survey. Parts of them may not be visible, and we will note that in the report.

Gutter survey in Coldharbour: what you get

Damp patches on inside walls, stains below a valley or water running down the brickwork frequently trace back to the gutters. We check whether gutters, outlets or downpipes are the likely source, from whatever is safely visible. If the evidence points elsewhere, such as a flashing or the roof covering, we will say so, with a suggested next step. Common reasons to book are overflowing eaves gutters and brackets that have dropped or snapped, on downpipes, fascias and soffits and outlets and hoppers.

Somewhere as small as Coldharbour, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can be seen safely, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

If any part of the gutter couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Can I check my roof myself?

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

What this survey can’t tell you

It is a careful look at the gutter, not the whole story. Its limits include:

  • Blockages deep inside downpipes
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Underground drains, which need a CCTV drain survey

If in doubt, ring 07833 053749 or send us an email and we will suggest the right survey. The full list of what we check.

What this survey covers

  • Downpipes
  • Fascias and soffits
  • Valley gutters
  • Outlets and hoppers
  • Parapet and box gutters
  • Eaves gutters

What happens on the day

We’ll ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes between one and two hours on an ordinary house, and about three to four hours for a commercial roof. Somewhere as small as Coldharbour, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. Where it is safe, we check the loft for signs of water.
  5. A report with photos and recommendations follows.

Preparing for the visit

  • Leave a clear route to the loft
  • Agree roof access with the managing agent if it’s shared
  • Find any records of previous roof work

Related advice

Before and after the survey

Most of what helps is simple and safe from ground level. Our suggestions:

  • Watch the gutters during heavy rain
  • Get trees that overhang the gutters trimmed
  • Get the gutters cleaned out every year
  • Watch ceilings under valley gutters for fresh marks

Questions about the report are welcome. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person consultation.

Hidden gutters need clearing too. They block in the same way as the gutters you can see but you cannot check them from the street, so check they’re included in any clearing work.

Surveys for landlords and agents in Coldharbour

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant, which helps with budgets and planning.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.

Different roofs, different checks

Plastic (uPVC) gutters

Older plastic gutters can turn brittle and crack. We check joints, brackets and the line of each run.

Aluminium and other metal gutters

Long metal gutter runs on larger buildings can hide blocked outlets, so we check the outlets carefully.

What a gutter survey looks like in Coldharbour

Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.

Landlords with a home close to Holmwood station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. The streets around a church such as Christ Church are frequently among the oldest in a place, and if you own one of the older houses nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Homes near green spaces like Wotton and Abinger Commons can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.
