Gutter survey in Capel: what you get
We survey gutters and rainwater systems in Capel and right across London and the South East. On the day, we inspect everything that’s safely in view from the ground, windows, the roof space and the roof where it’s safe. Time on site typically takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Afterwards, you get a written report with photos and recommendations. We survey outlets and hoppers, parapet and box gutters and valley gutters, and people most often book us about sagging gutters and loose brackets and gutters overflowing in heavy rain.
Some older homes in villages like Capel are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

How the survey changes by roof type
Aluminium and other metal gutters
Aluminium and other metal gutters are used on many newer and commercial buildings. Their joints and outlets still need checking.
Fascias and soffits
Soffits and timber fascias suffer when gutters overflow. We check them along with the gutters.
Leave it or get it looked at?
Going up a ladder to check your own gutters carries real risk. You can see drips and overflows from the ground, but valleys, parapets and box gutters are hard to see. Our survey covers what can be seen safely and records it with photos. Outbuildings and barns around Capel are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
Gutter survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

How the survey works
Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take about one to two hours on an ordinary house, or half a day or so for a commercial building. In a small place like Capel, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- We start by hearing about any drips, overflows or damp patches.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- We look in the loft space, where there is safe access, for signs of water getting in.
- We send a written report with photos and clear recommendations.
Before the survey
- Make a note of anything you’d like us to look at
- Buyers: confirm access with the estate agent or seller
- Mention any parking restrictions on your street

What we can’t see
No survey can tell you everything, and it is better to know them up front. Keep these in mind:
- The inside of buried drains
- Hidden sections we cannot view safely
- Asbestos testing of old gutters, downpipes or soffits

Common roof problems in Capel
Many people get in touch after seeing water pour over a gutter in heavy rain. Others spot damp patches, ceiling stains or green marks on the walls. A survey helps show where the water is coming from before it causes more harm.
These are some of the problems a survey can pick up:
- Dripping or leaking gutter joints
- Gutters that have fallen out of line
- Cracked or loose downpipes
- Valley or box gutters that overflow inside
Landlords with a home close to Ockley station may find that the gap between tenancies is a good time to have the roof looked at.
Choosing a roof surveyor
- What the survey won’t cover
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- When you’ll get the report
- How much experience they have with roofs like yours
Capel: your questions answered
Do you survey roofs for landlords with property near Ockley station?
Yes, landlords and agents book with us as well as owners. You can call 07833 053749 or use the contact form with the address and a few details, including who will give access on the day.
Do you cover smaller places like Capel?
Yes. Capel is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when you book.
How long does a gutter survey take?
For a house, expect about 1–2 hours on site, with commercial buildings nearer 3–4 hours.
Do you check valley and parapet gutters?
Yes, where it is safe to see them. We look from vantage points, the roof space and the roof itself where safe, and by drone where it is applicable.
Will the survey check for asbestos?
No. We do not carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.
Do you use drones?
Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
When does the report arrive?
Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when booking.
Capel homes and their roofs
An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
The streets around a church such as Church of St John the Baptist are often among the oldest in a place, and if your house is among the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Take a building like Scott Broadwood CofE Infant School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Capel is about 5 miles south of Dorking, in Surrey. Houses, flats, blocks and commercial buildings in Capel can all book gutter surveys. Capel is one of the towns and villages in Surrey we cover. We also survey roofs in Crawley.

What’s near Capel
Capel’s nearest station is Ockley station, roughly 0.6 miles west. A little further out are Horsham Hospital (5.6 miles south). Open spaces near Capel include Leith Hill and Warnham LNR.
Can I check my roof myself?
A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.
