Gutter survey in Old Dean
Some gutters are easy to see from the street but plenty of gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We inspect them as far as it’s safe to see them, from the ground, from windows, from the roof space and from the roof where it’s safe. Hidden gutters are a common source of leaks inside. We survey fascias and soffits, valley gutters and eaves gutters, and the problems we’re asked to look at most are gutters full of debris and silt and gutters overflowing in heavy rain.
Trees around homes in smaller places like Old Dean drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls. It is the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.
We keep jargon out of it: where something needs attention, it says so plainly.

What we do, step by step
Once we have finished looking, we write up our findings in a report with photos, sent to you by email. On timing, it typically takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Being in a smaller place like Old Dean doesn’t change how the visit works: outside, inside and from any safe vantage point, in that order. It is useful to show us anything you’ve already noticed.
- We start with what you’ve noticed, like damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are checked from ground level and windows.
- We look at hidden gutters as far as safe access allows.
- The loft space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
How to prepare
- If you are buying, let the agent know when we’re coming
- Make sure the loft hatch can be reached

Advice
For landlords and managing agents
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.
Freeholders and residents’ companies use a roof report to plan and budget.
Your questions about gutter surveys in Old Dean
Will you come out to Old Dean?
Yes, we do. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.
Does a conservation area affect roof work in Old Dean?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Do you carry professional indemnity insurance?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
How long does a gutter survey take?
A visit normally takes about 1–2 hours at most homes, with bigger or more complicated roofs taking longer. We will give you an idea as you book.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
When is the best time for a gutter survey?
You can book at any time of year. Before the wetter months gives you time to plan any work though problems often show up after heavy rain.
Will the survey check for asbestos?
No. We don’t carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
What affects the cost of gutter surveys
To price your survey, we look at:
- Height and safe access
- Commercial roofs and larger buildings
- The shape of the roof and its details
- The number of roofs, including extensions and garages
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.
Helping us price your survey
There is no need for technical words. It’s enough to let us know:
- Any marks or damp showing indoors
- The reason for the survey, like buying, a leak or storm damage
- The address and postcode of the property
- Photos of the roof, taken safely from the ground or a window

What we are asked to look at in Old Dean
Sometimes a gutter struggles with the area of roof draining into it. Added roof area from an extension can load an older gutter and the weakness shows in a heavy downpour.
These are some of the problems a survey can pick up:
- Leaks at the gutter joints
- Sagging gutters and loose brackets
- Leaves and moss blocking gutters
- Blocked outlets and hoppers
Living close to Poors Allotment is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.
Choosing a roof surveyor
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Are they insured for the work?
- What the survey won’t cover
- Whether VAT is in the quoted price
What we look for on each type of roof
Lead-lined valley and parapet gutters
Some older roofs have a central valley running to the back and if it blocks, water can come indoors. We check it where it is safe to see.
Aluminium and other metal gutters
Aluminium and other metal gutters are used on many newer and commercial buildings. Their joints and outlets still need checking.

What a gutter survey doesn’t cover
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Damage hidden inside walls or behind boards
- Blockages deep inside downpipes
- The inside of buried drains
If in doubt, ring 07833 053749 or drop us an email and we’ll recommend the right survey before you book. The full list of what we check.

What a gutter survey looks like in Old Dean
Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list.
For landlords with property near Camberley station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For site and facilities teams at buildings such as Collingwood College, a written record of a large roof helps plan work for the holidays rather than in term time.
